General Maintenance Worker III (GM‑3) performs skilled to highly skilled work in the general maintenance and upkeep of buildings, plumbing, electrical, structural, grounds, and equipment.

• Responsible for a variety of tasks including painting, carpentry, siding repairs/replacement, glass replacement in doors and windows, minor plumbing, masonry, concrete repairs, and minor electrical work. Clean roof drains and gutters.
• Replace electrical receptacles and switches, fixtures, and bathroom exhaust fan motors.
• Use plaster or compound to patch minor holes and cracks in walls or ceilings.
• Repair or replace sinks, water coolers, and toilets. Caulking plumbing kitchen fixtures.
• Communicate and interact directly with the customer and supervisors, informing the customer of unexpected or additional repairs and determining customer needs.
• Respond to customer inquiries and complaints.
• Ensure completed work meets quality control standards.
• Use portable handheld electronic devices to manage work.
• Diagnose difficult problems and suggest solutions and repairs to customers and supervisors.
• Communicate with scheduler to update status of repairs and estimate completion dates.

• High school diploma/GED required.
• Minimum three years of closely related experience.
• Knowledge of painting, carpentry, plumbing, masonry, and electrical work preferred.
• Ability to learn a wide variety of building and ground maintenance.
• Ability to perform heavy manual labor for extended periods under various weather conditions.
