This Project Manager role supports luxury residential construction projects, focusing on custom, high-end, and thoughtfully designed homes. You will play a key role in project planning, estimation, coordination, and financial management while collaborating closely with design, sales, trade partners, and clients. Responsibilities

• Assist and support front-end leads, including design and sales teams, to ensure seamless project initiation and alignment with client expectations.
• Manage the full project estimate lifecycle, including preparing, reviewing, and updating estimates as project scopes evolve.
• Develop detailed project specifications and scopes of work that clearly define expectations for all stakeholders and trade partners.
• Oversee project material and design selections, ensuring choices align with budget, schedule, and the high-end standards of the homes.
• Oversee contract initiation, ensuring all agreements are accurate, complete, and properly documented.
• Assist with the development of initial project schedules and maintain accurate timelines throughout the life of each project.
• Manage and maintain project financials, including budgets, cost tracking, and reporting to support informed decision-making.
• Review labor reports, perform labor forecasting, and verify timecards to ensure accurate labor allocation and cost control.
• Oversee project closeout tasks, including documentation, punch lists, and user training to provide a smooth transition for homeowners.
• Develop and maintain strong working relationships with trade partners, vendors, clients, and colleagues to support successful project delivery.
• Visit job sites as necessary to monitor progress, quality, safety, and adherence to plans and specifications.
• Run project meetings, prepare agendas, and ensure all necessary project documentation is created, maintained, and distributed.
• Promote a culture of safety, teamwork, and cooperation across all project stakeholders.

Essential Skills

• Excellent organizational skills and strong attention to detail to manage multiple high-end residential projects simultaneously.
• Excellent verbal and written communication skills to interact effectively with clients, trade partners, vendors, and internal teams.
• Proficiency with computers and common office software, including Microsoft Office and Google Suite.
• Experience using Adobe software for project documentation or design-related tasks.
• Experience with construction management software and scheduling software to plan, track, and report on project progress.
• Experience with Bluebeam or similar tools for reviewing and marking up plans and documents.
• Ability to read, understand, and interpret architectural and construction plans and specifications.
• Knowledge of local and state building codes and the ability to apply them to residential construction projects.
• Professional appearance and demeanor when representing the company in meetings and on job sites.
• Valid drivers license to travel between office and job sites as needed.
• Bachelors degree in construction management or a similar field.
• Residential new build construction experience.
• Approximately 35 years of experience in construction or project management, preferably within residential construction.
