Essential Duties & Responsibilities Financial Management
  • Post all payments and income from applicants, current and non‑current residents accurately and in a timely manner.
  • Process and reconcile daily account receivables.
  • Follow up on bad debt, prepare late notices, contact residents and guarantors, and file evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑current resident accounts, including bill‑back of utilities where applicable.
  • Perform end‑of‑month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Regular and daily onsite attendance required.
  • Screen, hire, train, coach, and develop onsite staff using company directives.
  • Provide ongoing training, coaching, counseling, and guidance to ensure staff effectiveness.
  • Promote harmony and quality job performance through support and leadership.
  • Ensure staff compliance with company policies and procedures.
  • Apply effective leasing techniques to achieve closures, maintain documentation, and report accurately.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs such as special promotions and newsletters.
  • Show, lease, and move in prospective residents.
Administrative Management
  • Maintain excellent customer service and monitor maintenance staff response times.
  • Keep property appearance in good repair through regular inspections and tours.
  • Assist with supervision of all business functions related to operations.
  • Use property resources, equipment, and supplies economically, including obtaining bids and pricing from vendors.
Education / Experience
  • High School Diploma or equivalent; bachelor’s degree preferred.
  • Two years’ experience in the housing industry or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular standing or sitting for prolonged periods; repetitive motions involving wrists, hands, and fingers.
  • Occasional movement between work sites, ascending/descending ladders, stairs, scaffolding, and other equipment.
  • Potential exposure to hazardous chemicals, extreme temperatures, outdoor environments, and heavy objects up to 25 lbs.
