Job Title:
Quantity Surveyor – Reactive Maintenance (Social Housing)

Salary: £50,000 per annum
About the Role
We are seeking an experienced Quantity Surveyor to join our growing team, delivering reactive maintenance works across social housing properties. This role is ideal for someone with a strong background in social housing maintenance, particularly within schedule of rates (SOR) contracts and high-volume reactive works.
Based in Solihull, you will play a key role in the commercial management of maintenance projects, ensuring works are delivered efficiently, cost-effectively, and in line with contractual requirements.
Key Responsibilities
* Manage the commercial aspects of reactive maintenance contracts within social housing
* Price, review and manage works using Schedule of Rates (SOR)
* Prepare cost estimates, valuations, and final accounts
* Monitor and control project costs to ensure financial targets are met
* Assess and manage subcontractor applications, payments and variations
* Ensure compliance with contractual terms and conditions
* Work closely with operational teams to support delivery and performance
* Identify and manage commercial risks and opportunities
* Produce accurate reporting on cost, value and performance
Requirements
* Proven experience working as a Quantity Surveyor within social housing maintenance
* Strong working knowledge of Schedule of Rates (SOR) contracts
* Experience managing reactive maintenance or planned maintenance works
* Good commercial awareness and cost management skills
* Ability to manage multiple work streams in a fast-paced environment
* Strong communication and negotiation skills
* Relevant qualification in Quantity Surveying or similar (preferred but not essential with relevant experience)
