Mortgage Field Services Inspector
FAR Inspections, based in Reno, NV, is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders.
This role is for independent contractors earning predictable full-time or supplemental income with a flexible schedule. Experience with mortgage field inspections is not required, but strong time‑management and deadline‑meeting skills are essential.
An occupancy verification consists of verifying property occupancy and reporting on general condition using a mobile application.
Most inspections are exterior only; about 10% require interior photos after a property has gone vacant.
Responsibilities- Complete most inspections in 5–6 minutes.
- Finish the inspection within 4 days of assignment.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in an app.
- Spend extended periods driving while making multiple stops in the assigned territory.
- Computer with internet connection.
- Reliable vehicle (good gas mileage a plus; you pay for gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate; rates vary by county and volume. Expected earnings range from $30–$40 per hour. Depending on county, you may complete 20–500 inspections per month working 2–30 hours per week. Lower volume counties command higher rates; higher volume counties have lower rates. No set minimum inspections per month, but the work is consistent month‑to‑month.
Earn more as you become established, have greater availability, or cover larger territory.
No additional mileage reimbursement beyond the flat fee per inspection.
