Job Summary: Under limited supervision, assists with the work management functions and a comprehensive planned and corrective maintenance program relating to facility maintenance and area support of the University of South Carolina Columbia campus comprised of approximately 165 buildings and 12 million square feet of facility space, including on‑demand maintenance services, planned maintenance support, regular building inspections, and multi‑member crews.

Minimum Related

Education and Experience:

  • Requires a bachelor’s degree in a related field and 5 or more years of related experience, which may be substituted by an equivalent combination of certification, training, education, and/or experience.

Preferred Qualifications:

  • High school graduate and 10 years of management/supervisory experience of institutional maintenance teams.

Knowledge/Skills/Abilities:

  • Strong organizational skills and the ability to plan and prioritize work, manage multiple priorities, solve problems, take corrective actions, build a team, and inspire others to accomplish objectives.
  • Measure performance and improve deficiencies, work within established resources, communicate in writing and orally to a wide variety of university staff and administrators, and use personal computers and MS Office software.

Job Duties:

  • Coordinates small‑scope maintenance projects by investigating and evaluating issues, scoping projects, and determining ancillary effects; assists in reviewing design plans and specifications; assists with solicitation of bids and selection of contractors; reads blueprints, schematics, or drawings; writes service requests or work orders; explains project needs to Facilities staff; consults with University Project Managers, contractors, and subcontractors; assists with approval of new or modified construction plans;

    provides information on existing Area Support systems that may be affected; apprises management, building occupants, and stakeholders of status and issues; advises on requirements for future projects; estimates costs and executes schedules based on scope and resources; communicates expected installation or modification work; troubleshoots new or modified systems; monitors contract and work delivery; conducts final inspection of projects prior to closing out contracts;

    and notifies Accounting for final payment approval.
  • Provides leadership to and supervises Area Maintenance supervisors by developing goals, priorities, budget plans, and regular communications; provides direction, motivation, and on‑the‑job training; reviews supervisor assignments; monitors labor and material expenditures; ensures safe, productive, and cost‑effective work; completes performance management documents; reviews and submits time records; and coordinates with HR for position management, training, and personnel actions.
  • Directs assigned Area Maintenance Service units by providing oversight, developing and maintaining work plans and processes, coordinating project work, maintaining knowledge of the Department’s mission, recommending policies and procedures, establishing goals for continuous improvement, coordinating multi‑trade work, preparing management reports, and acting as a champion and trainer for the computerized maintenance management system (CMMS).
