A real estate industry seeks an Accountant to maintain accurate financial records, manage property-related transactions, and ensure compliance with Nigerian statutory regulations.
Key Responsibilities- Maintain and oversee the General Ledger, ensuring all financial transactions, including property income and expenses, are accurately recorded and reported in a timely manner.
- Prepare and review monthly, quarterly, and annual financial statements (Balance Sheet, Profit & Loss, and Cash Flow), with specific attention to real estate assets and investments.
- Perform monthly bank reconciliations, investigate discrepancies, and ensure prompt resolution.
- Manage Accounts Payable and Accounts Receivable processes, including rent collections, lease payments, and vendor disbursements.
- Prepare and file statutory tax returns (VAT, WHT, PAYE) in compliance with FIRS and LIRS regulations, including property-related taxes where applicable.
- Ensure adherence to the Nigeria Tax Act and other relevant financial and real estate regulatory requirements.
- Support external audit processes by preparing schedules, providing documentation, and responding to audit queries, especially those related to property portfolios.
- Process monthly payroll, ensuring accuracy in statutory deductions such as pensions and taxes.
- Monitor petty cash transactions and oversee employee expense reimbursements in line with company policies.
- Maintain and periodically verify the fixed asset register, including property assets, ensuring proper documentation, valuation, and tracking.
- Contribute to the development and implementation of internal controls to safeguard company assets, particularly property investments.
- Support the preparation of annual budgets and periodic forecasts, including rental income projections and property maintenance costs.
- Conduct variance analysis (Actual vs Budget), providing insights and recommendations for cost optimization and improved financial performance across property portfolios.
- Bachelor’s degree (B.Sc./HND) in Accounting, Finance, or a related field.
- Professional certification (ICAN/ACCA) or being at the final stage of professional exams is an added advantage.
- Minimum of 3–4 years’ relevant experience in a similar accounting or finance role, preferably within the real estate or property management sector.
- Proficiency in accounting software (e.g., SAGE, Quick Books, or Xero) and strong Microsoft Excel skills.
- Sound knowledge of International Financial Reporting Standards (IFRS).
- High level of integrity, accountability, and professional ethics.
- Strong analytical and problem‑solving skills with attention to detail.
- Effective communication skills (written and verbal).
- Ability to work independently, manage multiple tasks, and meet tight reporting deadlines.
