Role Overview

The Property Maintenance Invigilator is a practical, hands-on role responsible for supporting the condition, maintenance, and day-to-day functionality of a portfolio of commercial properties and associated facilities.

Based in Bellville, Western Cape, this role involves inspecting properties, identifying and prioritising maintenance issues, completing appropriate minor repairs, coordinating contractors where specialist expertise is required, conducting property viewings, and ensuring that maintenance matters are followed through to completion.

The successful candidate will be comfortable working independently across different properties and will use sound practical judgement to determine what can be resolved directly and when a qualified tradesperson or specialist should be appointed.

Requirements

  • Demonstrated practical experience in property maintenance, facilities maintenance, building maintenance, general repairs, or a similar hands-on role.
  • Strong practical knowledge of common building materials, fixings, tools, and general repair methods.
  • Working knowledge of basic plumbing, including the ability to identify leaks, minor toilet or drainage problems, and straightforward plumbing repairs.
  • Practical understanding of roof maintenance, waterproofing concerns, general building condition, and common property maintenance issues.
  • Ability to identify basic electrical or lighting problems while recognising when work must be referred to a qualified professional.
  • Experience inspecting properties or facilities and identifying maintenance concerns before they become more significant or costly.
  • Experience dealing with contractors, requesting quotations, assessing proposed work, and following repairs through to completion.
  • Sound cost awareness and the ability to judge whether proposed maintenance work and contractor quotations appear reasonable.
  • Strong problem-solving ability, practical judgement, and confidence in determining whether a repair can be completed directly or requires specialist support.
  • Ability to organise and prioritise work independently across multiple properties without requiring continuous supervision.
  • Basic knowledge of vehicle maintenance, including service intervals, tyres, fluid levels, and routine safety checks.
  • Clear communication skills and the ability to provide accurate updates, photographs, maintenance records, and recommendations.
  • A valid driver’s licence and reliable access to transport for travel between properties and sites.
  • A relevant technical, facilities, property, or maintenance qualification would be advantageous, but practical experience and demonstrated capability are equally important.


    Key Responsibilities
  • Conduct regular inspections of commercial properties, buildings, and surrounding areas to identify maintenance requirements before they develop into larger problems.
  • Assess maintenance issues, identify likely causes, determine the appropriate course of action, and prioritise work according to urgency and potential impact.
  • Complete suitable minor repairs and general maintenance work involving doors, locks, hinges, handles, walls, ceilings, fixtures, fittings, gates, windows, and other building components.
  • Identify and address basic plumbing issues such as leaking taps, minor water leaks, toilets, drainage concerns, and simple water connections where it is safe and appropriate to do so.
  • Identify minor roof leaks and waterproofing concerns, complete appropriate basic repairs where possible, and recognise when specialist assistance is required.
  • Identify basic electrical and lighting-related maintenance concerns and ensure that work requiring a registered or qualified professional is referred appropriately.
  • Select suitable tools, fixings, screws, anchors, drill bits, and other materials for common building surfaces and general maintenance applications.
