Carrying out site surveys and assessing planned maintenance and void refurbishment works. Preparing scopes of work, specifications, and cost estimates. Measuring, pricing, and valuing works using NHF/SM7 Schedule of Rates frameworks. Reviewing variations, identifying commercial risks, and supporting cost control across the contract. Producing accurate valuations and commercially robust pricing submissions within agreed deadlines. Reviewing drawings, client requirements, and subcontractor quotations.
Supporting operational and commercial teams during mobilisation and live contract delivery. Liaising with client representatives, contract managers, and operational teams to support effective project delivery. Maintaining accurate commercial records, pricing documentation, and reporting information. Ensuring compliance with contractual, regulatory, and health and safety requirements. Key Requirements Proven experience in Quantity Surveying, commercial, or estimating roles within social housing, planned maintenance, voids, property services, or related environments.
Strong knowledge of NHF/SM7 Schedule of Rates pricing frameworks. Experience working within measured term contracts and SOR-based commercial management environments. Strong commercial awareness and excellent attention to detail. Ability to manage multiple work streams and deadlines within a live operational environment. Strong communication and stakeholder management skills. Proficiency in Microsoft Excel and commercial/estimating systems. Desirable Construction-related qualification (HNC, HND, or Degree).
Knowledge of social housing regulations and compliance standards. Experience working across planned works, voids, or maintenance frameworks. Experience working on local authority or social housing contracts.
