Maintenance Technician

Full-time | Salary Range: $60,000.00 - $
$1,500 sign‑on bonus (90‑day employment required).
The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC‑certified preferred.
Essential Duties and Responsibilities- Perform repairs to make‑ready units in a timely manner.
- Assist Service Manager or Housekeeper with work as needed.
- Assist Grounds personnel with trashing out units.
- Maintain inventory control of maintenance materials and supplies.
- Inspect property for improvements and repairs; review with Service Manager.
- Perform work order requests with same‑day completion in mind.
- Adhere to policies outlined in Employee Handbook and Maintenance General Operating Policies.
- Maintain clean and orderly Maintenance shop.
- Be available for on‑call paging and after‑hours on‑call rotation.
- Operate and perform scheduled maintenance on all equipment.
- Know location of gas and water meter emergency cut offs, fixture cut offs, and sewer clean outs.
- Paint interior and exterior when required.
- Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed.
- High school diploma, GED, or one to three months related experience.
- HVAC skills – CFC certification (required).
- CPO certification preferred.
- Plumbing, electrical, carpentry skills.
- Knowledge of SDS and OSHA regulations.
- 608 Refrigerant Certification preferred (will train if necessary).
- Current driver’s license.
- Night/weekend work may be required.
- Required to be on call.
- Duties performed inside and outside, even in extreme temperatures below 32 °F and above 100 °F.
