Position: Maintenance Technician (1477 - Southern Pines, North Carolina)

Maintenance Technician

Employment Type:

Full-time | Salary Range: $60,000.00 - $

$1,500 sign‑on bonus (90‑day employment required).

The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC‑certified preferred.

Essential Duties and Responsibilities
  • Perform repairs to make‑ready units in a timely manner.
  • Assist Service Manager or Housekeeper with work as needed.
  • Assist Grounds personnel with trashing out units.
  • Maintain inventory control of maintenance materials and supplies.
  • Inspect property for improvements and repairs; review with Service Manager.
  • Perform work order requests with same‑day completion in mind.
  • Adhere to policies outlined in Employee Handbook and Maintenance General Operating Policies.
  • Maintain clean and orderly Maintenance shop.
  • Be available for on‑call paging and after‑hours on‑call rotation.
  • Operate and perform scheduled maintenance on all equipment.
  • Know location of gas and water meter emergency cut offs, fixture cut offs, and sewer clean outs.
  • Paint interior and exterior when required.
  • Be cooperative in helping at another site when needed and be flexible to transfer to another property if needed.
Qualifications
  • High school diploma, GED, or one to three months related experience.
  • HVAC skills – CFC certification (required).
  • CPO certification preferred.
  • Plumbing, electrical, carpentry skills.
  • Knowledge of SDS and OSHA regulations.
  • 608 Refrigerant Certification preferred (will train if necessary).
  • Current driver’s license.
Working Conditions
  • Night/weekend work may be required.
  • Required to be on call.
  • Duties performed inside and outside, even in extreme temperatures below 32 °F and above 100 °F.
Physical Demands

Regularly required to stand, walk, lift up to 100 lb, and perform repetitive motions. Reasonable accommodations may be provided for disabilities.
