Overview
Preconstruction Manager position with Bouten Construction Company in Spokane, WA. Base pay range is listed; actual pay depends on experience.
Compensation and Benefits- Salary Range: $107,000 to $136,000

Job Responsibilities- Lead the preconstruction efforts on multiple projects in various stages, responsible for the preconstruction strategy, approach and final deliverables.
- Facilitate communication with project teams of all sizes; implement effective communication methods.
- Foster accountability among all team members while maintaining positive relationships.
- Organize the preconstruction team to provide clear strategy, goals and deliverables.
- Delegate aspects of work to project team members and conduct regular follow-ups on delegated tasks.
- Build a collaborative environment and positive relationship with Owner and Design Team to support future opportunities.
- Execute the Target Value Delivery (TD) process with an understanding of risks and sensitivities for clients and design partners.
- Engage in project pursuit with market-leading preconstruction approaches and effective presentation skills.
- Understand CSI Master Format and the methods for installation across divisions of work.
- Collaborate with operations, architects, and trade contractors to resolve potential construction issues.
- Thoroughly understand construction documents to identify potential issues.
- Develop comprehensive, detailed, and accurate budgets from limited design information.
- Provide conceptual estimating including incomplete design elements.
- Cross-reference and coordinate drawings, details, and specifications across disciplines.
- Review project documents for completeness, constructability, and risk identification.
- Support, compile, update, and finalize complete project estimates and preconstruction deliverables from concept to GMP for various project delivery methods.
- Perform quantity take-offs and apply unit prices for all CSI Master format divisions, including self-performed work.
- Estimate Bouten self-performed scopes with appropriate accuracy and detail; review trade partner pricing for awards.
- Engage trade partners to assist in progress estimates and negotiate prior to award.
- Develop and analyze general conditions for projects of various sizes.
- Set up estimate totals and summary checks; participate in hard bid projects when required.
- Estimate highly complex and technical projects without assistance when needed.
- Manage multiple projects in various estimate or preconstruction stages.
- Prepare and lead project meetings with clear purpose, agenda and meeting minutes.
- Identify appropriate formats and presentation materials for owners and project types.
- Understand productivity rates and leverage historical cost data to evaluate costs across scopes, including self-performed work and systems.
- Embrace Lean principles and continuous improvement in daily activities.
- Update and maintain cost estimating databases with completed production rates, costs and durations.
- Maintain professional relationships and high ethical standards consistent with the company.

- Degree in Construction Management or similar
- Minimum seven to ten years in project management, preconstruction, estimating, cost control or related experience with healthcare, life sciences, higher education, K-12 education, and commercial projects
- Track record with GMP and lump-sum estimates
- Proficient in MS Excel, on-screen take-off (OST) and scheduling software (Microsoft Project and Primavera)
- Proficiency in DESTINI Estimator software is a plus
