Job Summary

The Project Manager acts as the liaison between Flintco, owner representatives, major subcontractors, architects, and engineers, providing construction expertise to benefit projects. The role provides management supervision to project personnel, ensures completion of projects in compliance with zero by design, within budget and on schedule, and oversees overall management direction and resource allocation.

Responsibilities
  • Review project estimates and bids, collaborate with management in selecting and assigning project personnel.
  • Review the selection of subcontractors, complete contract arrangements, and review proposed materials and shop drawings from subcontractors and suppliers.
  • Review with project personnel the preliminary project schedule and, when appropriate, the detailed project schedule.
  • Ensure all required project management/administrative pre-requisites (cash flow plan, subcontractor lists, manufacturer lists, submittal/procurement logs, etc.) are prepared and submitted to the architect, and ensure these plans are properly administered (submittals expedited, received, logged, and approved).
  • Collaborate with the Project Superintendent in overseeing the delivery of materials to the job site or outside storage, and ensure receipt is properly recorded.
  • Monitor construction activities, resolve problems and issues that arise—especially those pertaining to changes, deficiencies, and subcontractor performance.
  • Review monthly project status reports, project billings, and provide information as required to keep upper management and client properly informed.
  • Ensure that punch list items are completed, closeout documentation is submitted (drawings, operation and maintenance manuals, warranties from subcontractors and suppliers), and participate in and expedite the fair settlement of final disputes, litigation, and final payment dispositions.

Knowledge, Skills, and Ability
  • Prepare detailed construction project plans, schedules, and estimates, and make proper modifications using personal computer and standard software.
  • Read and interpret construction drawings, shop drawings, and technical specifications.
  • Calculate square footage, volumes, and percentages using personal computer and calculator.
  • Communicate effectively, both orally and in writing, providing written and oral instructions to employees and communicating with architects, clients, and subcontractors.
  • Apply geometry, trigonometry, and algebra.
  • Manage project teams and large groups of personnel, accomplishing desired results through delegation.
Education

Bachelor’s degree in Construction Management, Construction Technology, or a related discipline, or an equivalent combination of education and experience.

Experience

At least 5–7 years of progressively responsible experience in construction management, including estimating, project management, scheduling, cost control, and personnel administration.

Certificates, Licenses, and Registrations

Professional certification such as LEED AP, DBIA, or ASHE is a plus.

Physical Requirements
  • Stand, walk, use hands to finger, handle, or feel, reach with hands and arms, climb or balance, stoop, kneel, crouch, or crawl, talk or hear.
  • Occasionally sit and smell.
  • Occasionally lift and/or move up to 50 pounds.
  • Specific vision abilities: close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
  • Mental stress can be taxing, especially when managing multiple projects and during problematic opening and/or closing phases.
  • May be required to work long hours for extended periods of time.
Special Job Dimensions

The office provides a safe and healthy work environment, appropriately heated and cooled, free from exposure to extreme conditions, with suitable lighting and furnishings, and is smoke‑free and drug‑free. While performing duties at a project site, the employee may be exposed to moving mechanical parts, high precarious places, rough terrain, fumes or airborne particles, drilling and blasting activities, welding activities, toxic chemicals, rock falls, and outside weather conditions.

The employee may be occasionally exposed to risk of electrical shock and vibration. Noise levels are generally loud.
