Overview: Responsible for day-to-day management of corrective maintenance, repairs, and preventive maintenance at Memorial Medical Center and its off-campus buildings. The role requires functioning in a fast-paced, team-oriented, deadline-driven environment while paying close attention to details, finances, schedules, scope, and customer satisfaction. The incumbent will supervise and organize maintenance requests to subordinates and ensure quality, quantity, and compliance across the organization.
Responsibilities- Perform personnel actions, including performance reviews, discipline, hiring, promotions, and terminations in compliance with Personnel Policy.
- Ensure compliance with all Human Resources, CMS, OSHA, EPA, NFPA, The Joint Commission, IDPH, infection prevention, safety regulations, and other regulatory standards.
- Maintain effective safety standards for all maintenance department activities.
- Use the Computerized Maintenance Management System (CMMS) for work order documentation, reporting, and staff tracking.
- Schedule front-line staff to ensure appropriate coverage, including time off and holiday coverage.
- Meet daily with lead persons to discuss schedules, material ordering, and job-related issues.
- Attend meetings and serve on committees as assigned to support Memorial Health System operations.
- Drive patient satisfaction and maintain customer relationships through rounding.
- Evaluate work processes to identify improvements and maintain efficient operations.
- Provide technical oversight and guidance on renovation and construction projects in HVAC, plumbing, and plant operations.
- Assist in development and oversight of energy conservation programs and projects.
- Develop and oversee completion of division goals and maintain proper maintenance policies and procedures.
- Manage division corrective, preventative maintenance, safety, and fire protection programs, ensuring high completion rates.
- Develop annual operating budget and 5-year capital plan requests to support facilities operations and the Mission of Memorial Health System.
- Manage material and fiscal support of supplies, tools, and equipment to meet budgeted and contingency requirements.
- Supervise staff, train, and manage performance to ensure department productivity and set productivity and quality standards.
- Manage contracted services, ensuring performance standards and quality levels are met while receiving value for services provided.
- Coordinate schedules and prioritize maintenance activities for a rolling 12-month period, including long-range preventative maintenance planning and corrective maintenance capacity.
- Select and prioritize maintenance activities to ensure efficient and cost-effective utilization of staff, materials, and equipment in alignment with Memorial's mission.
- Deliver strong operational performance by executing against regulatory standards and programs, monitoring operations, and completing building maintenance quality assessments and action plans to provide optimal services.
- Perform other related work as required or requested.
- Associate’s Degree in an engineering or related field required. Two to three years equivalent experience in a healthcare environment may be considered in lieu of a degree.
- Minimum three to five years of experience in building maintenance management within a healthcare/hospital environment required.
- Certified Healthcare Facilities Manager (CHFM) certification through the American Society of Health Care Engineers preferred.
- Valid Illinois driver’s license and designation as an acceptable driver in accordance with the MHS Fleet Safety Policy (five year MVR required).
- Demonstrated ability to read, interpret, and understand blueprints, schematics, mechanical drawings, and documents.
- Ability to read and understand manufacturer specifications and operating manuals for mechanical and electrical equipment as required.
- Skilled in supporting and motivating staff.
- Working knowledge of infection prevention techniques.
- Strong communication (listening, verbal, written), customer-service, organization, and planning skills.
- Ability to work well with others at all levels.
- Complete knowledge of pertinent regulatory agencies and the policies, codes, standards, and regulations that apply to the healthcare environment.
- Ability to interpret and follow technical instructions and complete assignments in a timely fashion.
