FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn a predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but the ability to manage time effectively and meet deadlines is crucial. What is an Occupancy Verification?

Mortgage lenders require periodic updates on their properties, and to do this they send out independent contractors. The purpose of the inspection is to:

• Verify property occupancy.
• Report on the general condition of the property using a mobile application.

Most inspections are exterior only, and about 10% require interior photos after the property has gone vacant. We contract with inspectors at a county level, meaning you will be responsible for completing all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.

Responsibilities

• The most common type of inspection should only take 5‑6 minutes.
• Complete the inspection within four days after it is assigned.
• Report general property conditions and determine occupancy based on industry standards.
• Take nine or more photos of the property with brief comments.
• Complete a short form in an app.
• Spend extended periods of time driving while making numerous stops during the day in the assigned territory.

Requirements

• Computer with an internet connection.
• Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver's license.

Pay and Hours

This is a 1099 position. Each inspection is paid at a flat rate that varies by county and volume. Although you are paid per inspection, you will earn the equivalent of $30‑$40 per hour
.

Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month working 2‑30 hours per week. Lower volume counties have higher rates and higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month‑to‑month. You can earn more as you become established, have greater availability, or are willing to cover a larger territory.

No additional mileage reimbursement above the flat fee per inspection.
