The ideal candidate is an experienced commercial construction estimator with a strong understanding of developer‑led projects and the ability to provide accurate conceptual budgets during the earliest phases of design.

• Lead conceptual estimating and preconstruction efforts for commercial development projects.
• Prepare detailed conceptual budgets, schematic estimates, design development estimates, and final construction estimates.
• Perform quantity takeoffs and comprehensive cost analyses.
• Review drawings, specifications, and project documents to identify risks, opportunities, and cost‑saving solutions.
• Develop and present value engineering recommendations while maintaining project quality and design intent.
• Collaborate with owners, architects, engineers, consultants, and internal project teams throughout the preconstruction process.
• Solicit, evaluate, and level subcontractor and supplier proposals.
• Develop scopes of work and assist with bid packaging and procurement strategies.
• Maintain historical cost databases and market pricing intelligence.
• Mentor junior estimators and contribute to continuous improvement initiatives within the estimating department.
• Participate in client meetings, budget reviews, and project strategy discussions.

• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred (or equivalent industry experience).
• 8+ years of commercial construction estimating or preconstruction experience with a general contractor or construction manager.
• Experience estimating developer‑led commercial projects from conceptual design through GMP development.
