Senior Quantity Surveyor — Permanent Position
We are a leading main contractor covering a wide and diverse range of construction projects, including social housing, education and commercial sectors. We are currently seeking a Senior Quantity Surveyor to lead two new projects starting in the next few months, each ranging up to £18 million. The position is based in Hertfordshire and offers career progression within a well‑established commercial team.
Responsibilities- Work closely with other departments, including Land, Development and Construction, and attend design meetings to advise on all areas that may have a cost implication.
- Attend development meetings, contract pre‑start and subcontract package review meetings.
- Check all contract drawings for errors, omissions, anomalies and potential unnecessary costs.
- Prepare procurement programmes and assist in the preparation of tender lists.
- Prepare construction cost analysis, including quotation analysis and requesting additional information.
- Assess site staffing levels, build programmes and prepare start‑on‑site budgets with the Construction Director.
- Arrange and adjudicate budget settlement meetings with the wider Commercial team.
- Prepare stage payment schedules to assist in financing the works.
- Place subcontractor orders; conduct interviews, check references, negotiate contracts, and finalise variation costs.
- Issue variation orders, development changes and provide cost advice on major variations.
- Reconcile all costs, including subcontract works, variation orders, site instructions, material orders and running costs; provide monthly cost analysis and identify potential over‑expenditure.
- Arrange subcontractor payments and obtain authorisations; agree final accounts ensuring work is within budget.
- Maintain the RAMS schedule and issue it to relevant parties.
- Provide cost advice on post‑completion defects in collaboration with the Customer Service department.
- Attend site, project team, subcontractor and surveying meetings as required.
- Perform any other reasonable duties as directed by the line manager.
- Minimum of 7 years overseeing a range of construction projects across residential, commercial and public sectors.
- Degree in Quantity Surveying.
- Experience on projects valued at £20 million or more.
