Job Overview

Position:
Specialist Building Automation II at Fort Bend ISD.

Job Summary:

Highly skilled journeyman-level work in operation, maintenance, repair, and installation of building automation systems and HVAC controls.

Operational Responsibilities
  • Operate building automation systems and air‑conditioning controls, using various operator workstations, computers, digital interface units, and standard HVAC tools.
  • Respond to emergency and routine service calls to provide restoration of mechanical systems operation and control with a minimum of downtime.
  • Inspect, calibrate, repair, and install a wide range of control, sensing and actuating devices.
  • Perform emergency connections to neutralize alarm conditions and restore proper operation.
  • Inspect, monitor, evaluate, and adjust mechanical systems performance for proper and efficient operation including pumps, fans, valves, dampers, terminal units, heat‑transfer equipment, fluid‑flow conditions, and air and water system balance.
  • Perform preventive and corrective maintenance of apparatus and peripheral equipment including sensing device, controller, and controlled device.
  • Service and repair control valves, damper and actuators, temperature and humidity sensors, air‑flow and carbon‑dioxide sensors, controller diagnostics, installation, and commissioning.
  • Provide technical guidance and support including set‑up, check‑out, operation, and troubleshooting of complex building automation and control systems; verify functional performance of systems provided.
Interpersonal Communication Responsibilities
  • Promote, build, and maintain good relations with the campus community.
  • Keep lead/supervisor informed of campus needs, systems status, and actual or potential occupant problems.
  • Communicate and provide analytical assistance to campus/building leaders concerning campus mechanical systems in buildings, Central Plant, and in general campus distribution to other shops and campus departments.
  • Deliver technical instruction and training to other technicians and personnel on basic theory, proper system operations, preventive maintenance, troubleshooting techniques, typical system failures, and corrections.
  • Solicit recommendations on equipment/systems operation and modification for energy conservation, efficiency, and reliability.
Administrative Responsibilities
  • Keep records and prepare detailed reports.
  • Keep abreast knowledge of federal, state and local codes and regulations relevant to HVAC systems, and their management and operation.
  • Conduct extensive self‑study (reading, research, and practice) to improve and maintain technical proficiency.
  • Complete certifications as required by the District.
  • May supervise the work of one or more employees.
  • Demonstrate proficiency at managing, coaching, counseling and mentoring other technical professionals.
Qualification Requirements
  • High School diploma or GED.
  • Valid Texas Driver’s License.
  • Minimum of 5 years controls/building automation systems experience, or four years of controls/building automation systems experience and completion of a related technical training program equivalent to one year.
  • Good knowledge of federal, state and local codes and regulations relevant to HVAC systems, and their management and operation.
  • Skilled in the use of personal computers utilizing specialized environmental control systems, as well as common word processing, spreadsheets, and database applications, HVAC related hand tools and calibration/testing equipment.
  • Skilled in instrumentation and calibration techniques.
  • Excellent verbal and written communication to plan and layout work, and to estimate time and materials needed.
  • Ability to analyze complex control sequences and resulting operations, and to develop innovations that solve difficult technical problems.
  • Strong ability to read and interpret plans, design specifications, diagrams, schematics, and manufacturers manuals.
  • Ability to modify performance and operation of component parts and circuitry to specifications, using test equipment and precision instruments to include sequence, PID loops, and base programming.
  • Proven ability to perform routine record keeping tasks and complex mathematical computations.
