Position Overview

The Area Property Manager is responsible for leasing administration, training, financial reporting, resident relations, marketing, and overall operations of assigned properties. The Area Manager will stay in constant communication with site staff and provide supervision and support as required for site personnel.

What You Will Do Operational Management
  • Oversee day-to-day operations of multiple properties, ensuring consistency in processes across the portfolio.
  • Analyze property performance metrics (occupancy, NOI, leasing trends) to identify opportunities for improvement.
  • Ensure properties comply with local, state, and federal regulations, as well as company policies and standards.
Team Leadership
  • Recruit, train, and mentor property management teams, fostering collaboration and performance excellence.
  • Conduct regular site visits to provide guidance and support to on-site teams.
  • Monitor staffing needs and assist in hiring and onboarding new team members.
Financial Oversight
  • Develop and manage budgets for each property, ensuring financial goals are met or exceeded.
  • Approve and monitor property expenditures, ensuring alignment with budgets.
  • Identify areas to optimize operational expenses and property revenue, proposing and implementing with regional manager support.
Leasing and Marketing
  • Support property teams in achieving leasing goals, including pre-leasing and lease-ups for new developments.
  • Collaborate with marketing teams to implement effective advertising strategies.
  • Proactively propose corrective strategy when performance falls short; implement corrective action with regional manager support.
Resident Experience
  • Maintain high standards for customer service, cleanliness, and safety to provide an exceptional living experience.
  • Address escalated resident concerns and complaints promptly and professionally.
  • Assist in overseeing Vendor, Tenant, and University Relations.
Maintenance and Facilities
  • Work closely with maintenance teams to ensure properties are well-maintained and repairs are prompt.
  • Monitor preventative maintenance schedules and capital improvement projects.
Other
  • Perform all other duties as assigned by management
  • Meet physical requirements of the role with or without accommodation
  • Complete special projects as assigned by the Regional Manager
Ideally, You ll Have
  • High School graduate; college degree preferred but not required
  • Minimum 6 years of experience in property management or related fields, with at least 2 years multi-property experience
  • Exceptional leadership skills with a proven ability to motivate and guide teams
  • Proficient in Microsoft Office/Google Suite and Windows and/or Apple operating systems
