Application Fees

  • Each applicant 18 years of age or older must completely fill out and sign his or her own application.
  • There is a nonrefundable $40.00 application fee for each applicant. Without paying this fee, your application is incomplete, and will not be processed.
  • Applicants MUST SUBMIT THE APPLICATION FEE ONLINE or you will be asked to re-apply and submit the fee.
  • Current applicants' spouse, and current tenants who are applying for a new unit will need to submit payment.

Credit Criteria

  • Continental Real Estate Management, Inc., obtains credit reports for all applicants.
  • There is a $10.00 nonrefundable fee for each credit report.
  • If an applicant is using a guarantor/co-signer to help qualify, Continental Real Estate Mgmt., Inc. reserves the right to obtain credit reports on each guarantor/co-signer as well.

Income Criteria

  • Continental Real Estate Management, Inc., does not discriminate based upon an applicant’s or guarantor's source of income.
  • Proof of earnings and/or income is required for all applicants and guarantors.
  • Applicants and guarantors/co-signers who are self-employed must provide their most recent filed tax return and the most recent three months' bank statements.
  • In order for Social Security income, Social Security Disability income, income from child support, or income from alimony payments to be considered as the applicant's income, you must provide documentation to support or verify that source of income.
  • Unverified income will NOT be considered.

Pets

  • The following dog breeds may not be kept as pets in any of our rental properties:
    Rottweilers, Dobermans, or any dog known as a "pit bull" (also known as American Staffordshire Terrier, American Bulldog, American Pit Bull Terrier, etc.). No exceptions.
  • Rent will be increased $50.00 per month for the first pet that is permitted by the landlord, and an additional $25.00 per month for each additional pet approved by the landlord. Pets are permitted on a month-to-month basis, and pet privileges can be revoked at any time if the pet becomes a nuisance.

Approval and Move-In Conditions

  • All application fee(s) have been paid for in full, and all applications have been verified and approved.
  • All applicants have provided necessary forms of identification, which include photo  (US driver's license, passport, etc.) and documentation (I-20, F-1, or J-1 visa).
  • The required security deposit has been received.
  • A rental or lease agreement has been signed by all approved applicants and/or guarantors/co-signers.

CONSUMER NOTICE - THIS IS NOT A CONTRACT Continental Real Estate Management, Inc. and all of its licensees hereby state that with respect to this property, we are acting in the following capacity: (check one)

(i) owner/landlord of the property;(ii) a direct employee of the owner/landlord; or(X) an agent of the owner/landlord pursuant to a property management or exclusive leasing agreement.
