This full‑time position is responsible for the overall maintenance of the property and supervision of the maintenance staff on site, requiring a hands‑on approach to completing work orders timely. Pay range: $28.00 – $30.00 per hour. Full benefits are offered.

• Work with Community Manager to coach the maintenance team and monitor performance against community goals.
• Assist in training staff on maintenance, safety and customer service procedures.
• Assist Community Manager with annual budget and make bid recommendations.
• Adhere to and enforce all state law regulations and CONAM policies and procedures.
• Perform and oversee routine preventative maintenance on equipment and systems.
• Participate in an on‑call rotation to provide after‑hours emergency maintenance services as needed.
• Ensure compliance with safety regulations and operational standards in all maintenance activities.
• Drive locally for business purposes related to property management maintenance.
• Perform other duties as assigned.

• Minimum 2+ years of hands‑on experience in apartment maintenance or equivalent; 2+ years of multi‑family industry experience preferred.
• Preferably 1‑2 years in a supervisory role.
• Technical proficiency with tools and power equipment (drills, saws, grinders, electrical testers, HVAC systems, plumbing tools); strong skills in plumbing, electrical, HVAC, appliance repair, and general carpentry.
• Tech savvy: proficiency in Microsoft Office apps.
• Strong problem‑solving and troubleshooting skills to quickly resolve maintenance issues.
• Excellent verbal and written communication skills.
• Customer focus and passion for exceptional service.
• Willingness to work flexible schedule and participate in on‑call rotation.
• Physical ability to lift up to 50 lbs.
• Valid driver’s license and proof of automobile liability insurance coverage.
