  • Bill and track percentage rent, parking, and other ancillary income.
  • Monitor tenant receivables and delinquencies; support collections and bad-debt reserve decisions.

Cash, debt, and compliance

  • Prepare lender reporting, debt covenant calculations (DSCR, debt yield), and escrow reconciliations.
  • Track capital expenditures, TI, and leasing commissions; maintain the fixed-asset and depreciation schedules.
  • Support the annual audit and tax return preparation; prepare 1099s and property tax filings as needed.
  • Strengthen internal controls and month-end procedures; document processes.
Required qualifications

  • 5+ years of commercial real estate property accounting, with at least 3 years on office, retail, or industrial assets.
  • Hands-on experience preparing CAM/OpEx reconciliations, including gross-ups and base-year calculations.
  • Strong working knowledge of GAAP, including ASC 842 straight-line rent and lease incentive accounting.
  • Proficiency in at least one real estate accounting platform (Yardi Voyager, MRI, or similar).
  • Advanced Excel: lookups, pivot tables, and building reconciliations and models from scratch.
  • Experience reviewing and reconciling financial packages prepared by third-party property managers.
  • Ability to read and interpret commercial leases and loan documents.
Preferred qualifications and competencies Preferred
  • CPA or CPA-eligible.
  • Experience with Yardi Voyager specifically, including CAM recovery setup and commercial lease modules.
  • Background with a private equity or owner/operator real estate firm, reporting to ownership and lenders.
  • Experience with multiple legal entities, intercompany accounting, and condominium or association accounting.
  • Familiarity with Houston-area office market and Texas property tax protest process.
  • Accuracy and ownership: closes on deadline and catches errors before they reach ownership.
  • Clear communication: explains variances in plain language to asset managers and principals.
  • Vendor and partner management: holds third-party property managers accountable for package quality.
  • Process improvement: builds templates, checklists, and controls that make the next close faster.
