Project Manager, Exempt - Sumter School District

REPORTS TO: Superintendent
SALARY RANGE: $80,112.00 - $
QUALIFICATIONS: Bachelor's degree in civil engineering, computer science, construction management, facility management or related field supplemented by two to three years of related professional experience, or an equivalent combination of education, training and experience that provides the required knowledge, skills and abilities. Must possess a valid state driver’s license.
Primary Tasks- Monitor, track and report on all construction projects, including but not limited to, HVAC work and access unit and security camera configuration and installation. This is to include new construction and renovation projects.
- Liaison between vendors and Sumter School District Executive Directors and employees to ensure projects proceed effectively and efficiently.
- Maintains rapport with the principals and administrative personnel to ensure adequate access to facilities and ensures projects proceed effectively and efficiently.
- Develop and maintain the project schedule (Management Plan) and the Project Budget.
- Manage designer compliance with consultant contract requirements.
- Review and process project invoicing.
- Support and work cohesively with other SSD departments to carry out both project objectives and department and / or district wide initiatives.
- Support and maintain all assigned project’s documentation in the centrally stored electronic documentation system.
- Interacts and communicates with various groups and individuals such as the immediate supervisor, Superintendent, other District administrators and staff, school administrators and staff.
- Attends training, seminars and conferences, etc., as necessary to maintain and enhance job knowledge and skills.
- Assist with the development of the District’s comprehensive maintenance plan to support long-term facility planning needs.
- Ensure all construction and renovation projects are in compliance with all local, state and federal regulations.
- Works cooperatively with the SC Office of School Facilities.
- Coordinate predesign activities with appropriate SSD departments, agencies, etc.
- Facilitate implementation of / adherence to all applicable SSD standards and initiatives.
- Review all phased submittals on behalf of SSD
- Download and record all submitted documents.
- Work with both the designer and appropriate SSD departments to identify existing maintenance / system issues that may require addressing during the project.
- Monitor all activities to ensure compliance with the project schedule and budget.
- During the project, the PM serves as an onsite liaison / main point of contact for the principal and school staff.
- Coordinate construction activities with appropriate SSD departments; including off hour access and system / equipment shut downs / startups.
- Visit each project site at least once weekly (more often should onsite activities warrant). Attend all scheduled construction meetings.
- Review change requests and maintain a change request log; update supervisor in real time.
- Complete a brief project status report to submit bi-monthly to the Director.
- Encourage and facilitate a timely closeout process with the project team.
- Maintain a close out checklist until all work is completed.
- Physical Requirements:
Requires sedentary work that involves walking or standing some of the time and involves exerting up to 10 pounds of force on a recurring basis or routine keyboard operations. Requires mobility. - Data Conception:
