We are seeking an experienced Building Manager (PPPSRS) to join our team in Surabaya, Jawa Timur. This is a contract position responsible for overseeing the day-to-day operations and maintenance of our properties and facilities. The Building Manager will play a crucial role in ensuring that all buildings and facilities are maintained to the highest standards, while optimising operational efficiency and ensuring tenant satisfaction.

This position requires on-site presence in Surabaya and offers the opportunity to make a significant impact on property performance and resident experience.

• Oversee daily building operations and coordinate all maintenance and repair activities
• Manage building security, access control and emergency preparedness procedures
• Monitor and maintain building utilities including water, electricity and HVAC systems
• Supervise cleaning and housekeeping staff to ensure facilities meet cleanliness standards
• Conduct regular inspections of building areas and identify maintenance requirements
• Prepare and manage maintenance budgets and cost control measures
• Coordinate with contractors and service providers for specialised maintenance and repairs
• Handle tenant complaints and concerns in a professional and timely manner
• Maintain comprehensive records of maintenance activities, repairs and inspections
• Ensure compliance with local regulations, safety standards and environmental requirements
• Implement preventive maintenance programmes to extend asset life and reduce costs
• Report on key performance indicators and facility metrics to senior management

• Minimum 5 years of experience in building management or facilities management roles
• Proven experience managing multi-storey residential or commercial properties
• Knowledge of building systems including HVAC, plumbing, electrical and security systems
• Strong understanding of building maintenance practices and preventive maintenance programmes
• Experience managing budgets and cost control in a property management environment
• Excellent leadership and team management skills with the ability to supervise maintenance staff
• Strong communication and customer service skills for dealing with tenants and stakeholders
• Proficiency in using property management software and computer systems
• Knowledge of Indonesian building codes, safety regulations and environmental compliance standards
• Certification in facilities management or relevant professional qualifications is preferred
• Problem-solving ability and attention to detail in managing complex operational issues
