SCOPEJoin the Valuations & Commercial Transactions Team and help shape informed real estate decisions across the City. In this role, you will prepare internal appraisals and provide practical, well-supported valuation advice for a diverse range of departmental initiatives, including property leasing, acquisitions and dispositions. Your work will support business case development, project budgeting, negotiations and timely decision-making on important City projects.
You will inspect a variety of properties, conduct market and property research, analyze complex real estate information and develop clear valuation conclusions. You will also collaborate with other appraisers, brokers, property owners and market participants to gather insights, test assumptions and deliver credible advice that supports the City’s evolving real estate needs.
Union - CUPE Local 402 - Regular Full-Time
RESPONSIBILITIES- Complete valuations of fee simple and partial interests, including statutory rights-of-way, lease interests and licenses of occupation, to support the City’s real property transactions.
- Prepare clear, well-supported appraisal reports and valuation advice that inform project budgets, business cases, negotiations and timely decision-making.
- Inspect properties and analyze their physical, legal, planning and market characteristics to identify the factors that influence value and project outcomes.
- Conduct market research and analyze comparable transactions, leases, development trends, construction costs and other evidence to produce credible valuation conclusions.
- Collaborate with City departments, other appraisers, brokers, consultants, property owners and market participants to obtain reliable information, test assumptions and advance departmental initiatives.
- Communicate valuation findings, risks and recommendations in a practical and accessible manner so that internal clients can confidently evaluate real estate options.
- Interpret and apply professional appraisal standards, City policies, bylaws and other legislation to ensure valuation work is consistent, defensible and aligned with organisational requirements.
- Contribute technical guidance, peer review and appraisal expertise that strengthen the quality and consistency of the team’s work.
- A minimum of five years of current related experience.
- Accredited Appraiser Canadian Institute (AACI) designation from the Appraisal Institute of Canada, or an equivalent professional designation
- A valid BC Driver’s License.
Hourly Rate: $55.19
- Step 1 $ 55.19
- Step 2 (6 months) $57.67
- Step 3 (18 months) $59.84
- Step 4 (30 months) $62.56
