The Assistant Property Manager provides operational, financial, and tenant-focused support to the Property Manager to ensure efficient day-to-day portfolio operations, strong tenant satisfaction, and compliance with BGO standards retail portfolio.
This is an onsite position located in Surrey, BC .
What You Will Do- Support day-to-day property operations, including building inspections and tenant service.
- Maintain strong tenant relationships through responsive service and retention initiatives.
- Monitor property revenues, expenses, budgets, invoices, and financial performance.
- Prepare monthly owner reports, financial analyses, and variance reporting.
- Manage rent collection, accounts receivable, tenant billings, and lease-related payments.
- Maintain accurate tenant records, lease information, insurance certificates, and documentation.
- Coordinate maintenance requests, operating contracts, vendors, and service delivery.
- Support tenant and capital projects, including tendering, construction coordination, and move-ins/move-outs.
- Ensure properties meet regulatory, maintenance, and life-safety standards.
- Support tenant events, appreciation initiatives, and other property management activities.
- 4+ years of related experience.
- General accounting knowledge.
- Post-secondary business related education preferred.
- Professional designation or post-secondary or undergraduate courses in property management are an asset.
- Computer Skills– Intermediate to advanced skills in MS Word, Excel, Microsoft office, Outlook and a natural curiosity and intuitiveness for learning new applications.
- Relationship Skills– Ability to communicate effectively and professionally, both oral and written with owners, tenants and team members; ability to develop and sustain cooperative working relationships;
- Organizational/Multi-Task Skills– Ability to allocate one’s time effectively and manage tight deadlines; ability to handle multiple demands and competing priorities, and adapt to new ideas and constant changes; results oriented, detail oriented and accurate.
- Decision Making Skills– Able to resolve problems using facts and sound reasoning; able to achieve goals using a strategic approach; proven innovation with a willingness to manage and adapt to change
- Police Clearance– A criminal verification check is required for employment
