Senior Technical Manager / Technical Manager

£70,000 - £80,000 DOE
Surrey & South East
Residential Developer / House builder
Permanent | Monday-Friday, 9:00am-5:30pm

The Opportunity:

An exciting opportunity has arisen for a Senior Technical Manager / Technical Manager to join a well-established and design-led residential developer delivering high-quality homes across Surrey and the wider South East.

This is a key technical position within the business, supporting projects from land acquisition and feasibility through to design, approvals and construction. The role would suit an experienced Technical Manager looking for their next step, or a strong Senior Technical Coordinator / Technical Coordinator ready to take on greater responsibility and progress into a management-level position.

Importantly, we're open to candidates from either an architectural or engineering background. What matters most is strong experience within a house builder or residential developer environment, combined with the technical knowledge and commercial awareness to coordinate projects and drive them forward.

About the Role:

You'll take ownership of the technical coordination of residential developments, working closely with internal teams and external consultants to ensure projects are well-designed, technically compliant, commercially viable and ultimately buildable.

You'll act as a key link between Land, Planning, Commercial, Construction and external design teams, providing technical input throughout the development lifecycle and helping resolve issues before they impact programme or cost.

Key Responsibilities

Lead and coordinate external architectural, engineering, structural and specialist consultants.
Manage technical design information from feasibility and land acquisition through to construction.
Review drawings, specifications and technical information to ensure designs are coordinated and buildable.
Provide technical input into land appraisals, site feasibility and development proposals.
Coordinate civil engineering requirements including levels, drainage, infrastructure and groundworks.
Manage technical approvals, including Building Regulations, planning conditions and Section 38, 104 and 278 agreements.
Ensure designs and construction information comply with NHBC Standards, Building Regulations, CDM and relevant technical requirements.
Identify technical risks and site constraints early, developing practical solutions to keep projects moving.
Support value engineering, cost planning and specification decisions alongside the Commercial and Construction teams.
Work closely with site teams throughout construction, resolving technical queries and maintaining design intent.
Help manage technical programmes, ensuring design information and approvals are delivered in line with project requirements.
Provide guidance and technical leadership across projects and contribute to improving internal processes and standards.

What We're Looking For:

We're open to a range of backgrounds, but you'll ideally have:

Experience working for a house builder or residential developer.
Previous experience at Technical Manager, Senior Technical Coordinator or similar level.
Candidates currently operating as a Senior Technical Coordinator who are ready to step into a Technical Manager position will also be considered.
A background in architecture, civil engineering, structural engineering or another relevant technical discipline.
Strong understanding of the residential development process and technical coordination.
Good knowledge of Building Regulations, NHBC Standards, CDM and planning/technical approvals.
Experience coordinating external consultants and design teams.
Understanding of residential infrastructure, drainage and groundworks would be advantageous.
Strong communication and organisational skills, with the confidence to work across multiple internal and external stakeholders.
A practical, commercially aware and solutions-focused approach.
AutoCAD experience would be beneficial, with Revit experience advantageous, but the focus is on your technical and residential development experience rather than software alone.
