Senior Quantity Surveyor

Cobalt is partnering with a respected house builder to appoint a Senior Quantity Surveyor to manage full commercial delivery across multiple residential schemes. This role offers ownership of budgets, procurement and commercial reporting from pre-construction through to completion.

You’ll join an established and well-structured house builder known for high-quality developments and a collaborative working culture. The commercial team prides itself on consistency, accuracy and clear processes, offering strong support and long-term career development.

Reporting to the Commercial Director, you will take responsibility for managing project costs, tendering, subcontractor negotiations and monthly valuations. Key duties include:

• Preparing project and regional budgets and monitoring throughout.
• Producing tender packages, analysing returns and recommending preferred suppliers.
• Negotiating orders and managing variations.
• Managing interim valuations, bank valuations and cost-to-value reconciliations.
• Monitoring materials on site and ensuring invoice accuracy.
• Preparing sales extras and incentive pricing.
• Overseeing junior surveyors where required.
• Supporting land appraisals and cost-to-complete exercises.

• Strong working knowledge of residential house building.
• Solid commercial and construction understanding.
• Confident communicator with effective negotiation skills.
• Strong organisational skills with excellent attention to detail.
• Competent IT user; COINS experience is advantageous.
