Cosgrove Brown Financial Planning Ltd are expanding and seeking an experienced Self-Employed Mortgage & Protection Adviser to join our established Chartered firm in Swansea.

Job Description Role Purpose

To operate as a self-employed Mortgage Adviser under the umbrella of a Chartered financial planning firm, delivering high-quality, compliant mortgage advice while managing and developing an individual client bank in line with FCA and Chartered standards.

Key Responsibilities
  • Provide expert mortgage advice to clients, ensuring all recommendations are suitable, fully researched, and clearly documented
  • Clearly explain adviser status, scope of service, fee structure, and the firm’s Chartered standing
  • Conduct comprehensive client fact-finds, including detailed income, expenditure, and affordability assessments
  • Assess and evidence long-term affordability and suitability, including stress-testing against future interest rate or circumstance changes
  • Advise on mortgage protection and associated insurance products, including life, critical illness, and income protection
  • Manage the full mortgage lifecycle from initial consultation through to completion and post-completion care
  • Generate and develop new business through self-sourced, introducer, and firm-provided leads (where applicable)
  • Maintain strong professional relationships with lenders, solicitors, estate agents, and other introducers
  • Ensure accurate, timely, and compliant record-keeping in line with FCA and firm governance requirements
  • Meet agreed revenue, quality, and compliance standards
  • Maintain up-to-date technical knowledge through ongoing CPD and market engagement
  • Fully comply with FCA regulations, the firm’s compliance framework, and Chartered body expectations
  • Cooperate fully with compliance monitoring, audits, file reviews, and any regulatory enquiries
Working Arrangements
  • Self-employed status with flexible working hours
  • Office-based, or hybrid working options subject to firm arrangements
  • Responsibility for managing own diary, client appointments, and workload
Person Specification Essential Qualifications & Status
  • CeMAP (Level
    3) or FCA-approved equivalent (e.g. CII Certificate in Mortgage Advice)
  • Registered or eligible to act as a self-employed adviser / Appointed Representative
  • Ability to pass credit and criminal records checks
Desirable Qualifications
  • Advanced mortgage or financial planning qualifications
  • Progress toward or attainment of Chartered status (e.g. CII Advanced Diploma)
Experience
  • Significant experience operating as a mortgage adviser in a regulated environment
  • Proven track record in self-employed, AR, or commission-based advisory roles
  • Experience handling complex cases, including self-employed applicants, high-net-worth clients, and portfolio landlords
  • Demonstrated ability to build and sustain a personal client base
