Shaping the future of homes and communities across South Wales This is a full-time, permanent opportunity for an experienced land and planning professional to play a pivotal role in securing the future development pipeline across South Wales. As Senior Land & Planning Manager, you will help shape where and how new homes are delivered, identifying land opportunities that support long‑term growth, regeneration and deliver community impact.
Working closely with the Head of Land & Strategic Projects, you will lead on identifying, acquiring and progressing land from early opportunity through planning, Board approval and legal completion. You will combine strategic thinking with detailed delivery, ensuring land is secured responsibly, viably and in line with organisational priorities.
This role offers genuine strategic influence. You will work on large‑scale, long‑term land opportunities that shape development for years to come, supporting a programme of around £200m per annum. You will operate across a substantial geography, from Pembrokeshire to the Newport border, giving variety, challenge and visibility.
You will work with a wide network of landowners, agents, planners, local authorities and partners, building trusted relationships and creating opportunities that balance commercial reality with social purpose. Where does this role fit in?The role sits within the Development team and reports to the Head of Land & Strategic Projects. You will manage a Land Manager and work closely with Directors of Development and the wider Development team to ensure a steady and deliverable landbank is maintained.
You will be based in Newport, Cardiff or Swansea, working in an agile way across South Wales, attending the regional offices on a rotational basis and collaborating closely with colleagues in planning, design, finance, legal and project delivery to ensure land transitions smoothly into live schemes.
What skills and experience do you need?You will bring strong experience of land acquisition and the planning process within a residential context, with a clear understanding of how land, viability, planning policy and legal agreements come together. You will be confident leading negotiations, managing risk and presenting land opportunities to senior leaders and Boards.
You will have a solid technical foundation in land or planning, paired with the ability to think strategically and manage competing priorities. You will be comfortable leading both internal colleagues and external consultants, ensuring clarity, pace and accountability throughout the process.

You will approach land acquisition with compassion for communities and stakeholders, be authentic and transparent in your negotiations and advice, and take a progressive approach to identifying opportunities that support regeneration, mixed‑use development and long‑term growth.
What are the pay and benefits? Time off and Flexibility- Hybrid role based in Newport, Cardiff or Swansea. Your role will involve working throughout South Wales.
- Working days are predominantly Monday to Friday days or you can work compressed hours on a 9 day fortnight.
- 26 days holiday plus Bank holidays. Rising to 31 days with an extra day for each full year of service.
- Maternity & Adoption Leave: 20 weeks
- Paternity Leave: 3 weeks
- The exact salary is £71,951 for a 37 hour, full time, permanent position
- 45p per mile for mileage allowance
