As Director – Hospitality Projects (Technical Services), you will lead the end-to-end technical execution of residential project pre-openings and post-opening transitions, guaranteeing systems, infrastructure, and workflows are fully operational, compliant, and optimized for long‑term success. You will bridge the gap between construction, technical teams, and residential operations, resolving snags, validating system integrations, and ensuring flawless handover from project teams to operational management.

• Establish a close working relationship with Project Delivery team (PD). Encourage collaboration and influence outcome.
• Work with PD to develop realistic and workable schedules.
• Oversee technical completion of hotels during pre-opening phases, including MEP systems, building automation, FLS/ CCTV systems, etc …
• Conduct snagging audits, coordinate/ confirm defect resolution, and validate PD handovers to meet operational deadlines. Having the ability to distinguish/ mitigate/ prioritize on the fly due to developing situations/ circumstances during pre-opening.
• Develop and execute pre-opening checklists for technical systems, ensuring 100% functionality prior to launch.
• High attention to details, commitment to quality, and passion for delivering luxury developments.
• Provide assistance and advice to the Operator Team during handover.
• Effective tracking and monitoring of pending works, T&C, and training to ensure completion in a timely manner.
• Provide assistance to the Operator managing DLP
• Mitigate risks related to delayed handovers, system failures, or non-compliance through proactive planning and contingency protocols.
• Ability to identify technical risks, drive problem-solving initiatives, and make informed decisions in a fast-paced development environment.

• Participate actively in all project meetings and influence outcomes/ results to suit operation requirement
• Establish a systematic and structured documentation system to track and report on project/ snag status, change requests.
• Weekly dashboards/ updates are required and/ or according to requirement.

• Bachelor’s degree in Civil/Mechanical Engineering, Construction Management, or related field.
• 10+ years in hospitality project management, with 5+ years leading technical completions for luxury hotel pre-openings.
• PMP, LEED AP, or equivalent certifications will be advantageous.

• Expertise in MEP systems, building automation
• Proficiency in AutoCAD, and project management tools
• Deep knowledge of hospitality operational workflows (front/back of house) and their technical dependencies.
• Ability to interpret technical schematics, contracts, and compliance documentation.
