Position SummaryThis position is responsible for property management for the Puyallup Tribe of Indians. The employee occupying this position is responsible for managing the Emergency Housing Repair Program and for managing, maintaining, and inventory of real property owned by the Tribe. Work involves developing recommendations for proper utilization of these properties for the overall benefit of the Tribe in accordance with applicable Administrative and Legislative policies;
and planning, directing and coordinating the work of the emergency Housing Repair Program, including application of defined policy and procedural program guidelines. Work is performed with latitude for independent judgment, and action and is reviewed by the Tribal Council.
- Prepares an annual financial budget needs report on the physical and economic condition and status of Tribal real properties to ensure preservation of land valuation and acceptable use, including status of the properties occupancy rates and dates of lease expirations, etc.
- Coordinates with the Realty Officer, the Land Use Division Environmental Department and the Business Office to properly plan and protect the physical condition of land and related assets to ensure a reasonable economic return to the Tribe.
- Prepares analyses, reports, and conducts feasibility studies to develop decision options for Administration staff review and Council consideration for approval, including alterations to, or maintenance, upkeep or reconditioning of property.
- Inventories assets on all properties, maintains property logs, prepares, as needed, short- and long-term leases, and monitors property management activities to ensure compliance with Council directives.
- Provides assistance to Administration to acquire technical data needed to properly account for Tribal properties and taxes.
- At the direction of the Council, and in coordination with the Realty Officer, is able to negotiate leases and contractor agreements to use Tribal property and to maintain the physical condition of real property including recruiting tenants and performing background checks as needed.
- Employs or contracts for security, maintenance, and on-site management personnel in order to maintain a safe environmental condition of real property in coordination with the Land Use planning staff and the Building Official and Business Office for insurance needs.
- During the acquisition process, work with the appropriate departmental staff to develop a property management plan for pending realty acquisitions per Tribal Council directions.
- Coordinates departmental meetings and planning community meetings regarding the proper management and utilization of Tribal lands, including advice relative to financing, purchasing or selling of property that meets Tribal Council goals and objectives.
- Creates and records and files for the department; and works to develop and maintain proper realty file systems.
- Works with Administration, Public Safety Department and Building Inspector to create building codes and safety plans.
