Project Manager - Healthcare
Position:
Project Manager - Healthcare at STO Building Group.
The basic function of the Healthcare Project Manager is to administer, direct, and coordinate the functions of the field supervisory personnel and subcontractors of the operations division.
The Healthcare Project Manager is to make every effort to maximize profit and control cost to ensure stability and future growth within the division.
The Healthcare Project Manager is the primary interface between Ajax and the Architect, Engineer and Owner. The Project Manager reports to and is directly accountable to the Operations Manager.
Responsibilities- Hire, terminate, and/or change duties of assigned personnel, following established company policies, procedures, and practices.
- Develop and implement normal operating procedures for overall project operations.
- Approve material purchases and equipment rentals not covered in the estimate.
- Act as company representative in negotiations with the owners.
- Approve the purchase of tools and supplies on jobsite.
- Approve all overtime hours above a 10% limit over budget to meet the needs of the project.
- Approve all contract agreements and cost of all outside repairs of equipment assigned to the site(s).
- Procurement of Building Permit.
- Work with the Superintendent to control time, cost, quality and safety on the project.
- Prepare and submit all reports used by Ajax to keep top management accurately informed.
- Prepare project budget with the Superintendent.
- Prepare project schedule, working with major subs and project superintendent.
- Prepare Schedule of Values.
- Assist with planning and execution of buyout including drafting Purchase Orders.
- Write “Scope of Work” and other data for Attachment “A” of subcontracts and follow-up details necessary for consummation of subcontract agreement.
- Write Change Orders to Contracts, Purchase orders and Subcontracts.
- Prepare shop drawing and submittal data Schedule and Log.
- Expedite procurement of shop drawings and submittal data and processing of them.
- Expedite material deliveries to ensure timeliness of deliveries.
- Handle correspondence with Owner, Architect, Subcontractors and Material Suppliers.
- Work with project superintendent in decisions as to construction methods, equipment, and materials.
- Total responsibility for accuracy and timeliness of all field reports, including Job Cost updates, Schedule updates, monthly status reports, etc.
- Expedite paperwork to ensure prompt payment of subs and suppliers, including making certain they have a clear understanding of all the requirements related to prompt monthly payments and final payments.
- Ensure accurate monthly application for payment delivered to the Owner each month and follow up until payment is received.
- Plan and conduct weekly job meetings with Subcontractors to determine schedule status, quality, and safety.
- Work closely with the Safety Director to enforce safety policy.
- Manage and direct activities associated with efficient, profitable project from signing of the contract to conclusion of warranty period.
- Commit to active participation in the company’s Quality Improvement Plan.
- Education:
Bachelor’s degree in construction management, Civil Engineering or related field (required). Preferred:
Bachelor’s Degree in construction management with field experience. - Licensing/Registration/Certification:
Preferred General Contractors License. - Experience:
Required 3 or more years of construction management experience. Preferred 5 or more years of Healthcare construction management experience and ACHA experience;
Occupied healthcare experience. - Skills / Knowledge / Abilities:
Understanding of industry practices and trends; advanced interpersonal, communicative, and organizational skills.
