- Oversees a major construction project by planning, scheduling and coordinating all phases of the project
- Organizes and manages a large project staff where project managers and superintendents duties are divided between multiple employee‑owners
- When a project is to be handled through a preconstruction agreement, works directly with owners and architects during plan development, providing technical and cost input (value engineering) as well as preliminary budget estimates
- Assumes overall responsibility for startup activities on the project; works with the superintendent on site security, temporary power, utility connections and placement of office trailers etc. schedules deliveries to minimize traffic disruption when access is limited
- Performs detailed review of subcontractor bids for buyout purposes and awards subcontracts when negotiations are concluded; ensures bonds and insurance policies are in place before work begins, resolves contract interpretation problems
- Ensures all contract terms and specifications are met; inspects work, works with the superintendent to maintain high quality standards, documents construction problems for future reference
- Approves all subcontractor work for partial and/or full payment, codes invoices and signs pay requests; monitors subcontractors and vendors for performance and payment obligations under the agreement
- Establishes and maintains a cost accounting system; prepares monthly job status reports, investigates cost variances and reviews Labor Cost Reports with the superintendent at regular intervals
- Prepares and submits the monthly pay request for the owners and architects, ensuring accurate and timely billings; corrects payment delays to expedite billing
- Works with the Scheduling department to develop a master construction schedule outlining the sequence of work; keeps CPM schedule updated based on change orders and field performance
- Distributes proposed changes for pricing, prices self‑perform work, verifies subcontractor pricing, and evaluates schedule impact due to the scope change; negotiates proposed changes and notifies the superintendent of accepted changes
- Ensures compliance with all federal, state and municipal laws, building codes and company policies; takes corrective action to reduce litigation and fines exposure
- Performs tasks associated with project completion including closeout documentation, collection of final monies, SWPPP, etc.
- Establishes safety requirements and expectations; reviews safety manual and procedures with the project team; establishes safety inspections and uses Predictive Solutions; reviews accident reports and safety practices
- Ensures the jobsite team works collaboratively and invests in the growth and development of team members
- Fosters training and development of subordinates through on‑the‑job training, company‑sponsored training programs and outside training opportunities
- Assumes a leadership role in career planning and development of project staff including merit increases, promotions and decisions to promote hourly staff to salary; balances needs of the individual with needs of the company
- B.S. in construction management, construction science, engineering or related field
- 10+ years of commercial construction project management experience
- Successful completion of OSHA 30‑Hour Construction Industry Outreach Training required (may obtain within first year of employment)
- Proficient in project management software
- Proficient with cost projection, scheduling, financial analysis, budget reviews and labor reports
- Ability to build and manage multiple high performing teams
