TMSI is seeking an experienced HVAC Project Manager with minimum 5 years’ experience for our fast-paced, high growth commercial/institutional company in the Tampa Bay Area. We are looking for a decisive, self-starter to help drive our business objectives using a team approach. The successful candidate will be an industry-specific professional and an effective communicator with the ability to provide advanced practical solutions for our clients’ needs.

The Project Manager is a key project team member who oversees all phases of commercial HVAC projects, from preconstruction through closeout, including piping, ductwork, and subcontracted trades. Key responsibilities include client communication, scheduling, budgeting and profitability, equipment and material procurement, pay applications, collaboration with estimating on bids and RFPs, and maintaining productive relationships with subcontractors and vendors.

• Lead the planning, coordination, and execution of commercial HVAC construction projects.
• Develop and manage project schedules, budgets, cash flow forecasts, change orders, and risk mitigation plans.
• Serve as the primary contact for clients and design teams, coordinate subcontractors and suppliers, and ensure compliance with drawings, specifications, and standards.
• Oversee mechanical system installation, startup, testing, and client turnover.
• Apply experience with educational facility projects, including K–12 schools.
• Maintain clear, timely project documentation, including progress reports, billings, contract administration records, and closeout packages.
• Ensure mechanical systems comply with performance standards, safety requirements, and applicable codes.
• Collaborate effectively with senior leadership and the project team.

• Proven HVAC industry leadership with at least 10 years of commercial mechanical contracting project management experience.
• Ability to manage multiple priorities, meet deadlines, and drive solutions.
• Commitment to quality, safety, and project requirements.
• Proficiency in Microsoft Office, including Excel and Project, and project management platforms such as Procore, Bluebeam, or comparable software.
• Expertise in interpreting project drawings and specifications.
• Knowledge of Florida mechanical and building codes, AHCA requirements, and the construction process.
• Experience with detailed material takeoffs and estimating software is preferred but not required.
• Valid driver’s license and willingness to travel to job sites as required.

Hiring level and compensation based on experience. Candidates with a strong track record managing large-scale, complex mechanical projects may be considered for a senior-level role with a higher salary range and additional leadership responsibilities.
