Position

Description:

The Company is seeking an intelligent, motivated, talented and hands‑on individual to work as part of a team interfacing with clients and team members. The Position is based in the Company’s main office located in Tampa, Florida. The Position will be responsible for proactively sourcing, underwriting and closing land acquisition and disposition opportunities to meet the needs of the Company and its affiliated entities.

This Position reports to the Associate of Land Acquisitions. Advancement opportunities exist with the growth of the Company.

Company Background:

The Company provides real estate land sourcing, brokerage and sales to the Company, its affiliated entities, investment entities and Clients. The Company’s primary business lines include land acquisitions and land sales. The Company’s mission is to source, broker and sell premier parcels of land, usually off‑market, to ensure the Company, its affiliated entities and investment entities have a strong investment pipeline and to generate revenue for the Company, and the primary responsibility of this Position is to oversee and manage a pipeline of land acquisition opportunities.

Core Responsibilities:

Land Acquisition

  • Analyze property data including zoning, permits, municipal rules and regulations, rents, taxes and other relevant information to determine property values;
  • Perform market research to identify potential land acquisition opportunities;
  • Identify and reach out to potential sellers, interface with potential sellers through cold‑calling and other networking activities, evaluate seller needs, and negotiate favorable deals to acquire seller properties;
  • Manage the land acquisition transaction process from start to finish including drafting letters of intent and in‑depth deal reviews and supporting materials;
  • Manage and maintain relationships with municipalities and planning and zoning commissions;
  • Maintain a strong network of industry contacts and leverage same to help identify potential deals and opportunities;
  • Remain up to date with changes in the real estate market and industry trends; and
  • Work with and take direction and feedback from affiliate team members to identify land acquisition needs and parameters.

General

  • Provide and review information for the documentation process to ensure all required documentation is stored in the applicable electronic data management systems; and
  • Assist Company or affiliate team members with other tasks and projects as requested or assigned.



Skills and Qualifications

Required:

  • Associate’s degree in real estate, finance, business administration or related field;
  • Licensed as a real estate agent in Florida and other states as requested by the Company or willingness and ability to obtain licensure;
  • Minimum of 1 year of experience in real estate analysis or brokerage;
  • Ability to self‑motivate and manage multiple tasks and projects;
  • Highly detail and data‑oriented with solid critical thinking, organizational and analytical skills;
  • Proficiency with Microsoft Office, with strong emphasis on Excel;
  • Fast learner committed to coming up to speed on new software quickly, familiarity with CoStar, Stor Track and Land Vision preferred;
  • Desire to work in a small collegial environment;
  • Be a team player who contributes to and drives the team to succeed;
  • Comfortable taking the initiative and suggesting new ideas, processes, improvements, etc.;
  • Excellent interpersonal skills including excellent verbal and written communication skills;
  • A willingness to be open to other points of view and the agility to adapt to new information and solve problems as a team;
  • Ability to work in‑office to advance the coordination goals of the Position;
  • Ability to maintain strict confidentiality of all Company matters; and
  • Ability to travel up to 25% of working time and maintenance of driving privileges in accordance with Company policy.

Compensation and Benefits:

This Position will receive an annual salary based on experience, plus commission bonuses and annual bonus eligibility.
