The Maintenance Technician is responsible for addressing post‑occupancy repair, renovation, and maintenance issues across the property portfolio.
Essential Job Functions- Assist in all aspects of property maintenance: preventative, corrective, deferred, and emergency.
- Address post‑occupancy repair/renovation and maintenance issues, working with local property management under the supervision of the Maintenance Manager.
- Address punch lists and correct additional deficiencies in occupied properties.
- Complete work orders in a timely manner and report to direct supervisor.
- Track metrics including work orders completed daily/weekly, rescheduled appointments, repeat visits, and customer satisfaction.
- Observe safety and security procedures and report potential hazards.
- Provide courteous and professional service to residents.
- Use equipment and materials properly under OSHA requirements.
- Perform additional duties as assigned by supervisor or leadership.
- Work orders completed on a daily and weekly basis.
- Number of rescheduled appointments.
- Number of repeat visits for the same issue.
- 3+ years of maintenance experience.
- Knowledge of all types of construction repairs and renovations.
- HVAC, plumbing, electrical knowledge (preferred).
- Fair Housing Certification (preferred or willingness to obtain).
- HVAC Certification (preferred).
- Strong customer service and organizational skills.
- Ability to use technology (computer, iPad) to communicate and schedule appointments.
- Microsoft Office Suite experience preferred.
- Valid driver’s license and reliable personal transportation.
- Handyman tools required.
- Work extended hours, including evenings, weekends, and holidays.
- Maintain good vision for reading small print; corrective lenses allowed.
- Speak clear English for telephone and in‑person communication.
- Lift, carry, move objects up to 50 lbs; climb stairs as required.
- Work in small, confined spaces for extended periods.
- Display finger dexterity for typing/use of keyboard.
- Handle multiple assignments with frequent interruptions, maintaining focus and cheerfulness.
- Remain alert to safety, health, and environmental concerns in a potentially stressful environment.
- Maintain reliable transportation to meet schedule.
