Position PurposeThis safety‑sensitive position assists and works with the Maintenance Supervisor and Community Manager to perform necessary repairs and preventive maintenance throughout the entire property. The role maintains the residential apartment homes, public spaces, outside grounds, and equipment.
Key Contributions- Property appearance and upkeep: maintain neat, clean, and well‑maintained condition; conduct daily exterior and interior inspections; perform ground keeper duties as needed.
- Appliance maintenance: troubleshoot, diagnose, and correct minor failures in air‑conditioning and heating units; repair minor electrical and plumbing problems.
- Make‑ready: bring units up to market‑ready condition in accordance with company standards; paint as required.
- Maintain laundry rooms in compliance with company guidelines.
- Pool maintenance (if applicable): complete daily chemical inspections, maintenance, and cleaning to meet city codes and company standards.
- Customer service: ensure resident satisfaction meets or exceeds company standards; be available for on‑call emergencies such as snow removal.
- Perform other duties as needed.
- Work in a constant state of alertness and safety.
- Perform tasks involving high levels of cognitive function and judgment.
- Not mentally or physically impaired from any cause that could adversely affect safe performance.
- Respond promptly and appropriately to operating conditions.
- Maintain an unfatigued state of alertness.

- Handle sudden changes in surroundings or emergency situations.
- Show a caring, committed, and concerned attitude about safety.
- Education: High school diploma or GED required. Pool certification preferred; HVAC or boiler certification also preferred.
- Experience: One year maintenance experience in residential property.
- Physical & Cognitive: Frequent standing and walking; occasional sitting. Ability to lift, push, pull, and carry up to 110 pounds. Ability to squat, reach, stoop, climb stairs/ladders, and balance.
- Driving (if applicable):
- Valid driver’s license and acceptable motor‑vehicle record.
- Reliable means of transportation and insurability at standard rates.
- Proof of personal auto liability insurance when using vehicles for company business.
- Successful completion of background investigation, drug screen, and a physical demand analysis (when applicable).
