Key Responsibilities Manage passive fire protection contracts from initial mobilisation through to completion and handover. Oversee fire door installation and maintenance, fire stopping, cavity barriers, intumescent sealing and associated remedial works. Develop and manage project programmes, resources and budgets to ensure successful delivery. Lead and coordinate site operatives, supervisors and subcontractors, ensuring high standards of workmanship and productivity. Build and maintain strong relationships with clients, residents and key stakeholders.
Monitor contract costs, prepare monthly Cost Value Reconciliation (CVR) reports and identify commercial variations. Ensure all installations meet relevant fire safety legislation, building regulations and third-party certification requirements. Oversee quality assurance processes, ensuring accurate photographic evidence, compliance records and handover documentation. Proactively manage project risks, resolve operational challenges and maintain programme delivery. Ensure full compliance with health and safety requirements, including RAMS, site inductions and toolbox talks.
Monitor project performance against key KPIs, including quality, programme adherence and customer satisfaction. Manage resident communications, access arrangements and any complaints professionally and efficiently. About You We are looking for an organised, proactive and commercially focused Project Manager with proven experience delivering passive fire protection works. Essential experience and qualifications:
Proven experience managing passive fire protection, fire door or fire stopping contracts, ideally within social housing or residential environments. Strong project and contract management experience, with the ability to oversee multiple live projects. Experience managing site teams, subcontractors, budgets and project programmes. Sound commercial awareness, including cost control, CVRs and contract variations. Good working knowledge of fire safety legislation, the Building Safety Act 2022, Approved Document B and BS 8214.
Familiarity with third-party certification schemes such as BM TRADA Q-Mark or Certifire.
