Okland is looking for a Project Manager to lead the overall administration and technical direction of commercial construction projects and/or multiple projects totaling over $45 Million in revenue. This position will collaborate closely with internal and external team members—including consultants, A/E professionals, owners, and trade partners—while continually striving to elevate the construction process and create remarkable experiences for all involved.

- Project Management
- Ensure that projects are completed on time, within budget, and with superior quality and safety.
- Visit each project site before construction to record areas that may be impacted.
- Coordinate with the superintendent on self‑performed work and fee application.
- Maintain up‑to‑date RFI logs and ensure timely updates of drawings and as‑builts.
- Review RFI’s, ASI’s, CCD’s, etc., to verify timely owner and architect responses.
- Prepare for, attend, and represent the company in project kick‑offs, weekly project meetings, monthly status reviews, and OAC meetings.
- Manage the job closeout process, including settlement of subcontractor payments within 30 days and final payments within 60 days.
- Compile and submit O&M manuals as required by contract documents.
- Follow job start‑up procedures and complete the new project checklist.
- Document site activities and maintain electronic storage of photographs.
- Implement a storm‑water protection plan, file notice of intent, and update the plan weekly.
- Coordinate with owners, architects, and subcontractors to eliminate issues before they become problems.
- Negotiate the prime contract with the owner.
- Manage pre‑punch and final punch lists, distribute and maintain them, and complete them in a timely fashion.
- Assist owners and architects in obtaining permits and coordinate required insurance, bonds, and other insurance.
- Maintain the owner relationship to identify, document, and resolve warranty issues promptly.
- Market the company to owners and design teams; engage business development for future opportunities.
- Assist business development and preconstruction in potential project pursuit opportunities.
- Seek staff input to improve processes and project execution.
- Keep abreast of industry changes.
- Enforce project safety policies, ensure OSHA compliance, and hold weekly safety meetings.
- Support the superintendent in ensuring responsible person coverage after hours.
- Plan and resources to execute BIM services, including concrete coordination drawings and clash coordination, according to the Okland BIM Execution Guide.
- Schedule Management
- Coordinate with the superintendent to use P6 scheduling software and take ownership of the project schedule.
- Manage the risk exposure process and account for unforeseen schedule impacts.
- Personnel Management
- Mentor and encourage subordinate growth; build team morale through positive reinforcement.
- Establish goals and accountability with the team.
- Create an open, trusting, inclusive team environment.
- Prepare and conduct performance evaluations with constructive feedback.
- Ensure a healthy work/life balance through communication, visualization of work plans, daily huddles, and team health.
