Property Manager – Student Lodge & Mountain Brook Apartments
Job Summary
We are seeking a Property Manager to oversee daily operations at Student Lodge and Mountain Brook Apartments in Gatlinburg, TN. This on‑site role is responsible for ensuring both properties run smoothly, look their best, and provide an excellent living experience for residents. The ideal candidate is highly organized, service‑focused, and skilled in both operational management and tenant relations. This position reports to the Director of Property Management.
Your Responsibilities
- Oversee day‑to‑day operations for Student Lodge and Mountain Brook Apartments.
- Manage leasing activities, including marketing vacancies, screening applicants, and executing lease agreements.
- Respond promptly to resident inquiries and resolve concerns in a professional manner.
- Coordinate and supervise maintenance, landscaping, and repair work.
- Manage property budgets, track expenses, and prepare monthly financial reports.
- Negotiate and oversee vendor contracts and service agreements.
- Conduct regular property inspections to ensure compliance with company standards and local codes.
- Ensure timely rent collection and manage delinquencies according to policy.
What You Need
- Property Management experience is a plus, preferably in multi‑family, student housing and/or hospitality.
- Strong knowledge of leasing processes, property operations, and relevant regulations.
- Excellent communication, customer service, and conflict‑resolution skills.
- Proficiency with Microsoft Office Suite and property management software.
- Strong organizational skills with the ability to handle multiple priorities.
- Valid driver’s license and reliable transportation.
