Summary

The Leasing Associate is responsible for marketing, leasing, and maintaining positive resident relations. The role focuses on achieving high occupancy and resident retention by building positive relationships with prospects, current residents, clients, and vendors.

Reports To

Community Manager, Assistant Community Manager, and/or Regional Property Supervisor.

Essential Functions
  • Perform all sales and leasing activities (greet and qualify prospects, tour property and amenities).
  • Ensure the property and show units meet the company’s standards for marketing and leasing tours. Communicate upkeep needs with the Property Manager and Maintenance Team.
  • Record all telephone and in‑person traffic according to company policy.
  • Ensure applications are completed according to company policy.
  • Ensure the lease is completed according to company policy.
  • Ensure the move‑in process is completed according to company policy.
  • Ensure the renewal process is completed according to company policy.
  • Ensure the move‑out process is completed according to company policy.
  • Use on‑site property software to track apartment availability.
  • Be knowledgeable of market trends and competitor conditions that may impact the property’s occupancy, and prepare market surveys.
  • Design marketing plans and activities to drive traffic to the property.
  • Complete outreach marketing and record all marketing efforts.
  • Proficiency in using the internet for marketing, including Craigslist, Google, and other search engines.
  • Distribute newsletters, flyers, and resident notices.
Qualifications Required Education and Training
  • High school diploma or equivalent.
  • At least 1 year of experience in apartment leasing and/or sales.
Knowledge, Skills, and Abilities
  • Apartment leasing experience or experience in a customer service–related industry (e.g., retail sales, hospitality).
  • Excellent written and verbal communication skills with the ability to comprehend and complete documents and lease agreements.
  • Demonstrated ability to apply sales skills (generating leads, conducting presentations, qualifying prospects, and closing).
  • Basic mathematical skills at a high school level (e.g., calculating prorated rents and deposits).
  • Proficiency in using property management software and Microsoft Office to complete required reports, create marketing flyers, etc.
  • Basic knowledge of Fair Housing Laws.
