Estimation & Project Development Coordinator

We're looking for an Estimation & Project Development Coordinator who understands residential construction, can review building plans, prepare accurate estimates, and work directly with clients throughout the project development and pre-construction phase.

This role combines hands-on estimating with client communication and project coordination. You'll help clients navigate the early stages of their projects, clarify details and expectations, and ensure the information needed to move projects into production is accurate, complete, and well organized.

We're looking for someone who takes ownership, thinks critically, and values accuracy, accountability, and practical problem-solving.

• Prepare project estimates: Review residential construction plans, evaluate project requirements, and prepare estimates that reflect the scope of work, materials, labor, and anticipated costs.
• Review plans and specifications: Develop a solid understanding of construction documents and identify the information needed to build an accurate estimate.
• Validate quantities and costs: Review estimates for accuracy, investigate discrepancies, and flag costs or numbers that don't make sense before projects move forward.
• Support project development: Help organize project information and ensure estimates, documentation, and other pre-construction requirements are in place.
• Coordinate project details: Work with internal team members, vendors, and subcontractors to gather information needed for estimates and project planning.
• Maintain organized records: Keep estimates, project documents, and related information accurate and up to date in Job Tread or other company systems.
• Support the production handoff: Help ensure the production team receives clear, complete, and reliable project information before construction begins.
• Client communication: Communicate with homeowners throughout the project development and pre-construction phase to gather information, clarify project requirements, answer questions, and help keep the process moving forward.
• Improve processes: Identify opportunities to make estimating, documentation, and project preparation more accurate and efficient.
• Work collaboratively: Partner with Luedeker Homes team members, including the existing project development support, to keep work organized and moving forward.

• 5+ years of experience in residential construction, estimating, pre-construction, operations, or project management.
• Custom home construction experience strongly preferred.
• Ability to read and interpret residential construction plans and specifications.
• Understanding of construction methods, materials, quantities, and project costs.
• Experience coordinating project details with clients, vendors, subcontractors, or internal teams.
• Familiarity with Job Tread or similar construction management software preferred.
• Strong attention to detail, organization, communication, and problem-solving skills.
• Ability to manage priorities, follow through on commitments, and raise questions when information appears incomplete or inconsistent.

• Producing accurate, well-supported estimates that help the team make informed project decisions.
• Communicating clearly and promptly so homeowners understand project requirements and next steps.
• Maintaining organized project information and ensuring a reliable handoff to production.
• Identifying discrepancies early and finding practical ways to improve the project development process.
