Job Overview
FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. This role offers independent contractor status with predictable full‑time or supplemental income and a flexible schedule.
Experience with mortgage field inspections is not required, but the ability to manage time effectively and meet deadlines is crucial. Based in Reno, NV, FAR Inspections has been in business for over 9 years.
What is an Occupancy Verification?Mortgage lenders require periodic updates on their properties. The purpose of the property inspection is:
- To verify property occupancy.
- To report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
Inspectors contract at a county level, meaning you are responsible for completing all inspections in your county. In some cases, you may split a county with another inspector if there is sufficient volume.
Apply HERE Only Responsibilities- Most common inspections should only take 5–6 minutes.
- Complete the inspection within 4 days after it is assigned.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9 or more photos of the property with brief comments.
- Complete a short form in the app.
- Spend extended periods driving while making numerous stops during the day in the assigned territory.
- Computer with an internet connection.
- Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver’s license.
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour.
Depending on the county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month working 2–30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month‑to‑month.
Earn more as you become established, have greater availability to inspect, or cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
