What is an Occupancy Verification?Mortgage lenders require periodic updates on their properties. Independent contractors are sent to inspect properties to:
- Verify property occupancy.
- Report on the general condition of the property using a mobile application.
Most inspections are exterior only. About 10% require interior photos after the property has gone vacant.
We contract with inspectors at a county level. You would be responsible for completing all inspections in your county, and may split the county with another inspector if volume allows.
Responsibilities- Most common type of inspection should only take 5-6 minutes.
- Complete the inspection within 4 days after it is assigned.
- Report general property conditions and determine occupancy based on industry standards.
- Take 9+ photos of the property with brief comments.
- Complete a short form in an app.
- Spend extended periods driving while making numerous stops during the day in the assigned territory.
- Computer with an internet connection.
- Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas).
- Smartphone (Android or iPhone).
- Printer.
- Pass a standard background check using a valid driver's license.
This is a 1099 position. Each inspection has a flat rate. Rates vary based on county and volume. Each inspection is paid at a rate that yields an equivalent of $30-$40 per hour.
Depending on county and whether it is urban or rural you will complete anywhere from 20 to 500 inspections per month, working 2 to 30 hours per week. Lower volume counties have higher rates; higher volume counties have lower rates. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability, or are willing to cover a larger territory.
No additional mileage reimbursement above the flat fee per inspection.
