FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to manage time effectively and meet deadlines is crucial. The role is based in the Reno, NV area.

Mortgage lenders require periodic updates on their properties, which are obtained by sending independent contractors to inspect the site. The purpose of the property inspection is:

• Verify property occupancy.
• Report on the general condition of the property using a mobile application.

Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.

• Complete most inspections in 5–6 minutes.
• Finish each inspection within 4 days after it is assigned.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in an app.
• Spend extended periods driving while making numerous stops during the day within the assigned territory.

• Computer with internet connection.
• Reliable vehicle (good gas mileage is a plus; you will pay for your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver’s license.

This is a 1099 position. Each inspection has a flat rate, varying by county and volume. Although paid per inspection, you will earn the equivalent of $30–$40 per hour. Depending on the county and whether it is urban or rural, you may complete anywhere from 20–500 inspections per month working 2–30 hours per week. Lower‑volume counties offer higher rates; high‑volume counties offer lower rates.

The work is consistent month to month, and earnings increase with experience, availability, and willingness to cover larger territories.

No additional mileage reimbursement above the flat fee per inspection.
