general statement of duties this is a re-posting of building maintenance worker 3 (requisition 00627 july 07 – 25, 2008). If you applied in july 2008, your application is still on file. Plans, directs, and performs the repair, maintenance, remodel, and construction of building facilities using journey-level skills in two or more construction trades; provides lead direction to building maintenance or custodial employees.

hourly rate
  • $18.46 - $23.02 (salary currently under negotiation)
  • in addition to the pay listed above, afscme employees currently assigned to swing or graveyard shifts receive a shift differential pay of $.75/hr.
examples of duties performed
  • provides journey-level access control system installation, maintenance, and repair for the organization; manages key and core combinating systems and access control codes.
  • performs building backflow device testing and repair; ensures compliance with state and local requirements for annual reporting, testing, and repair of backflow devices in city facilities; maintains backflow device inventory and location.
  • performs maintenance, repair, and troubleshooting of equipment such as the library material handling system.
  • assists other building-trade technicians such as plumbers, electricians, hvac technicians, carpenters, and painters, as project work load requires, to complete regular and preventive maintenance work orders.
  • completes work order recording, inventory records, job costing, and maintenance system data input.
  • coordinates, schedules, and inspects work for a variety of building-trade contractors such as elevator, fire sprinkler and alarm, and access control.
  • inspects various facilities and building systems to identify potential maintenance needs and requirements; coordinates with other technicians to document, schedule, and coordinate work.
  • respects and supports diversity in the workplace.
  • performs other related duties as assigned.
qualifications

knowledge of:

  • local, state, and federal building codes, regulations, and construction standards.
  • building maintenance programs, methods, and safety precautions.
  • construction practices, materials, and equipment related to area(s) of assignment.
  • work hazards and safety procedures pertinent to job functions.

skill in: welding and metal fabrication.

ability to:

  • read and understand technical material including instruction manuals, machine and building blueprints and schematics, and construction plans and specifications.
  • perform facility maintenance work using tools of the trade and established trade skills.
  • troubleshoot complex mechanical systems.
  • establish effective working relationships and work closely with other technicians, maintenance staff, customers, and contractors.
  • plan, coordinate, and perform skilled facility maintenance work in areas of assignment.
  • estimate time, labor, and materials for effective completion of facility maintenance work orders and projects.
  • prepare and maintain accurate records and reports.
  • properly operate and maintain equipment and hand/power tools used in facility maintenance.
  • communicate well both verbally and in writing.
  • provide and wear personal protective equipment as required.
  • be available for, and respond to, emergency call-back as necessary.

pass a police background investigation.

minimum requirements

education: high school diploma or ged. Specialized training in building construction and maintenance.

experience: five years increasingly responsible journey-level experience in at least two building/construction trades including project planning and lead responsibilities. Experience with mechanical system troubleshooting and repair desirable.

license or certificate: a valid oregon driver’s license or the ability to obtain by date of hire; must pass driving records check and, if hired, maintain a driving record that meets the city’s standard.
