Accounting Director

Our client is seeking a hands‑on and strategic Director of Accounting to lead accounting and finance functions across a diverse real estate development portfolio. This role is ideal for a CPA-designated finance leader who brings strong technical accounting expertise, proven leadership experience, and the ability to translate financial information into meaningful business insights.

This is an opportunity for a collaborative and forward‑thinking leader who enjoys being hands‑on, improving processes, leveraging automation, and embracing new technology to enhance financial operations. Working closely with the President, CFO, and CEO, this individual will play a key role in supporting informed decision‑making, project performance, and long‑term financial planning.

Key Responsibilities Financial Reporting & Accounting Leadership
  • Lead the preparation and delivery of accurate and timely monthly, quarterly, and annual financial statements.
  • Oversee month‑end and year‑end close processes to ensure accuracy, efficiency, and compliance.
  • Prepare year‑end audit documentation, coordinate audit activities, and support external auditors.
  • Ensure financial reporting aligns with GAAP, internal policies, and applicable regulatory requirements.
  • Establish and maintain effective internal controls, accounting procedures, and financial reporting standards.
  • Identify opportunities for process improvements, automation, and technology adoption within accounting operations.
  • Establish accounting structures, financial records, and banking requirements for new development projects.
Project Accounting & Development Finance
  • Oversee project accounting activities across the real estate development portfolio, ensuring accurate financial tracking and reporting.
  • Partner with internal teams to develop and maintain project proformas, including:
    • Land acquisition and development costs
    • Construction and marketing budgets
    • Direct and indirect project expenses
    • Equity requirements, financing structures, and cash flow projections
  • Manage Letters of Credit and related financial requirements.
  • Regularly review and update project proformas to reflect current project performance and forecasts.
  • Oversee job cost reporting and reconcile project costs with lender draw schedules.
  • Work closely with operations teams to review job cost reports, address budget variances, and maintain accurate cost‑to‑complete reporting.
  • Review purchase and sale agreements against project proformas, including extras, lot premiums, and financial variances.
Business Planning & Financial Forecasting
  • Lead the development of annual business plans and financial forecasts, including:
    • Project cash flow projections
    • Equity planning and distribution strategies
    • Consolidated reporting for joint ventures and partner projects
    • Sales and closing projections
  • Provide financial analysis, modeling, and insights to support strategic planning and business decisions.
Banking, Lender & Partner Relations
  • Maintain strong banking relationships and support ongoing lender requirements.
  • Ensure compliance with lender covenants, reporting obligations, and financing requirements.
  • Prepare financial reporting and analysis for partners, lenders, and other key stakeholders.
Ideal Candidate Profile
  • CPA designation required.
  • 5–6+ years of progressive accounting and finance leadership experience.
  • Proven experience leading, mentoring, and developing accounting teams.
  • Strong knowledge of GAAP and financial reporting standards.
  • Experience in construction, real estate development, or homebuilding environments preferred.
  • Strong understanding of project accounting, proformas, cash flow forecasting, and development finance.
  • Experience with Newstar, Jonas, or comparable accounting platforms is an asset.
  • A proactive, detail‑oriented leader who is comfortable balancing strategic thinking with hands‑on execution.
  • Strong communication skills with the ability to collaborate effectively with executive leadership, operational teams, lenders, and external partners.
