Key Responsibilities Project Leadership :
Lead projects through planning, budgeting, and design development phases, ensuring each project is strategically positioned for successful execution.
Budgeting, Estimating & Cost Management :
Develop project budgets, estimates, and quantity take-offs; manage costs and forecasting to meet financial objectives and profitability targets; coordinate pricing and provide detailed budget presentations and strategic recommendations.
Pre-Construction Process Management :
Oversee the entire pre‑construction process from initial planning and design development through tender and hand‑off; develop and maintain comprehensive pre‑construction schedules; coordinate permitting, engineering, and design timelines; review drawings and specifications.
Tendering & Procurement :
Lead tendering activities, prepare tender packages, evaluate submissions, and manage proposals, LOIs, contracts, and CCDC agreements; support selection of qualified subcontractors and suppliers.
Stakeholder & Client Management :
Serve as primary point of contact for clients; build and maintain relationships with clients, consultants, architects, engineers, and trade partners; lead client meetings, design coordination sessions, and project planning discussions; communicate progress, schedule updates, opportunities, and risks.
Risk Management & Continuous Improvement :
Identify project risks early, implement mitigation strategies; collaborate with stakeholders to resolve challenges; continuously improve pre‑construction processes and best practices.
Qualifications Post‑secondary education in Construction Management, Engineering, Architecture, or a related discipline preferred.
Minimum 5 years of experience in pre‑construction, estimating, project management, or commercial construction.
Proven experience developing project budgets, estimates, tender packages, and cost forecasts.
Experience with commercial interior fit‑out projects considered an asset.
Strong understanding of commercial construction processes, delivery methodologies, and documentation.
Ability to interpret architectural, structural, mechanical, and electrical drawings and specifications.
Proficiency with Microsoft Office and construction management software.
Familiarity with CCDC contracts, procurement processes, and MEPT systems considered an asset.
Exceptional organizational and project management abilities; strong communication and stakeholder management skills; analytical and problem‑solving capabilities; proactive risk identification and mitigation; ability to manage multiple priorities while maintaining quality and client satisfaction; collaborative leadership style.
