Green Birch Capital is an industry leader in brokering commercial, multifamily, and construction mortgages across Canada. We are searching for our next great Vice President Commercial Mortgage Origination. We are searching for excellent candidates across the country for a remote or in office role. The candidate must have a minimum of 10 years of direct commercial mortgage lending or brokerage experience, including a minimum of 3 years in a sales or business development role.

This opportunity can be fully remote or in-office based on the candidate’s preference, offering flexibility for the right independent contractor. We are also open to exploring the possibility of opening an office in the successful candidate’s region.

You will work with a high-performing team of underwriters and funders, providing a strong platform to generate significant sales volume.

Your role will include reaching out to prospects, taking client meetings, structuring new commercial mortgage opportunities, reviewing CMHC and/or lender presentation packages, liaising with CMHC and/or lenders, and overseeing the funding process. Additionally, you will foster relationships with clients, lenders, and the internal team.

The successful candidate will be expected to bring their own client book or will build a new client book with Green Birch.

This role offers a highly competitive commission-based compensation structure. Earning potential is expected to range annually between $325,000 and $375,000 within the first 12-18 months, based on commissions, with unlimited upside potential.

Profile Of Education & Experience

Required:

Minimum of 10 years of related work experience in a commercial, multifamily or construction real estate role such as commercial mortgage lending or brokerage

Required:

You also must have a minimum of 3 years of direct experience with CMHC multifamily mortgages

Ideally:
Minimum of 5 years in progressive leadership roles

Ideally:
Familiarity with various commercial real estate asset classes and mortgage types (construction, bridge and term)

What will guide your success in this role:

Clear understanding of budgets, proformas and cash flow statements, operating statements, rent rolls, financial statements, market data, third party engineering reports, and appraisals

Ability to thrive in high volume environments and manage deal flow

Strong sales process experience – funnel to deal closing

Strong ability to multi-task and help drive mortgages to completion

High attention to detail

Strong interpersonal and communication skills, and excellent management of stakeholder relations

Capable of handling competing priorities and sensitive to strict timelines

Ability to work both independently and as part of a team

The confidence to adapt to change

The legal ability to work in Canada

The ability to pass a Criminal Record Check and Educational Check

A Day In The Life
Prospecting

Reaching out to warm and cold prospects, and leads, to offer services

Building and strengthening relationships with centers of influence and commercial mortgage lenders

Attending and/or speaking at Real Estate Conferences, Forums, Trade shows etc.

Take initial client meetings to learn about clients’ needs, potential alignment with the services that Green Birch offers, and to establish trust, credibility and rapport, with clients

Evaluate new loan opportunities

Structure and analyze mortgage opportunities based on the investment criteria of over 300 sources of mortgage capital available to Green Birch Capital

Evaluate the quality of the mortgage investment through analysis of operating statements, rent rolls, financial statements, market data, third party engineering reports, and appraisals

Work with the analyst team to prepare proformas, budgets, cash-flow models, and project specific underwriting

Work with analyst team to create financing proposals based on the analysis above

Liaise with the Borrower and the Green Birch Analyst/Admin team to gather all of the documents…
