Building Operator - Office Complex

We are seeking an experienced Building Operator to join our property management team. The successful candidate will be responsible for the day-to-day operation, maintenance, and overall performance of an office complex.

Key Responsibilities:

• Perform daily inspections of building systems and common areas.
• Operate, monitor, and maintain HVAC, plumbing, electrical, life safety, and mechanical systems.
• Respond promptly to tenant service requests and building emergencies.
• Complete preventative maintenance programs and routine repairs.
• Coordinate and oversee work performed by contractors and service providers.
• Monitor Building Automation Systems (BAS) and troubleshoot operational issues.
• Maintain accurate maintenance logs, inspection reports, and work orders.
• Ensure compliance with health and safety regulations, building codes, and company policies.
• Assist with seasonal maintenance, including snow removal coordination and landscaping oversight.
• Support capital projects, renovations, and equipment replacements as required.
• Participate in an on-call rotation for after-hours emergencies.

Qualifications:

• Minimum 5 years of experience operating commercial office buildings.
• Knowledge of HVAC, electrical, plumbing, mechanical, and life safety systems.
• Experience with Building Automation Systems (BAS) is considered an asset.
• Strong troubleshooting and preventative maintenance skills.
• Excellent customer service and communication abilities.
• Ability to work independently while contributing to a team environment.
• Valid driver's licence and reliable transportation.
• Building Environmental Systems (BES) certification or equivalent is an asset.
• 4th or 5th Class Power Engineer certification is considered an asset where applicable.
